On this addition of “ this is just not right”
A young woman bought a new home under construction. It’s about 1800 sf split level. After looking and talking with her this is what we found. Half of the house is a slab on grade then goes to wood. Across the span of the two we found almost 3” out of level. The carport beams on the wood side are undersized, the main beam spanning the carport has a 2” dip in it and the beam over the garage door has about a 1-1/2” dip. He installed plumbing in the garage that has no heat and has already froze. The edge of concrete 24” inside the perimeter walls in the garage is cracked and is siding down the hill. The waterproofing was done wrong and water is infiltrating the basement walls. All the perimeter drains are done wrong. One end of the house has 2x4 rafters and the ridge has about a 1-1/2” dip in it. And the one that I can’t wrap my mind around- the granite is 1” higher on the right side of her stove than on the left 🤷‍♂️. I think the repair numbers came in at about $217,000.

Went to inspect a job, a young couple with small kids. They had very nice drawings from an architect. Was a 30’ x 30’ two story addition with a safe room. The contractor did not pull a permit, huge red flag. First visual, very rough concrete, safe room would not pass as a safe room, had 1” of water standing at the door. Took a mini ex out and dug down beside the slab to find no footers, he poured 9” of concrete with the best we could tell, no plastic or gravel. This was an add on to an existing metal building. He put up used steel that was just piece milled together. The customer is out about $200,000.00 none of it will work, it all has to be demolished. The contractor just started up under a new name.
1. Never give a huge down payment
2. Contract should have completion draws,
3. If you’re not sure how things should go in construction, get a 3rd party inspection as you go if things just don’t feel right, trust your gut!

Terry and I are doing a lot of inspections and or repairs coming from a law firm in Fayetteville that goes after bad contractors. After thinking about it I'm going to do a report every couple of weeks on jobs we are looking at to give the public a little idea on what's happening in NWA.I'm calling it "This is just not right "so keep an eye out and get ready to be blown away
