Most St. Louis homes have had water in the basement. In municipalities like Clayton, Webster and Kirkwood there are more and more mandates on getting a sump pump to handle water—and it can be an expensive fix.

We want to prepare homeowners for this possibility ahead of time, so we do a thorough walkthrough of your basement in the planning stage. Any water issue needs to be addressed and brought up to code during the renovation process.

Honestly, no. My relationships with clients are built on trust and referrals. I'm looking for clients who are going to be with me for 40+ years, and you don't get that by screwing people out of their money. So, there are actually other things that keep me up at night but water leaks are top of mind for St. Louis homeowners in spring and early summer. We have heavy clay soil that doesn't drain well. Combined with basements in 100+ year old homes and you have a recipe for expensive water mitigation before construction can really begin.

I would be too powerful 😎

While I wish I could see through walls, we don't know what's behind them until we start tearing things out. This is why we use a flex fund on all of our projects in older businesses or homes.

It's usually around 5-10% of the total budget and helps us address the what-ifs that inevitably arise when we get into construction, and allows us to make decisions efficiently so that we don’t waste time or money.

It isn’t for upgrades or small extras; it’s to help us mitigate unexpected issues on-site and keep your project on time and within budget.

Construction is truly a "work your way up" kind of business. When I first started bidding work and winning projects, I was usually underbidding. I have a few bathrooms that I charged around $20K for and if I were to do those same bathrooms today they would be over $100K.

I used to kick myself for doing all these projects so cheap and not making money but in reality what I was doing was building a brand. My quality never changed even if the dollar amount wasn't there. I was able to market those builds to bring in more clients while I figured out my actual pricing model. It was a lot of trial and error on my end while staying professional and consistent on the client end.
