Passive House for sale in New Jersey.

We are selling the passive house we built in Egg Harbor Township NJ. The house is 7,000SF, uses half the energy of a normal passive house, and our final blower door test was 156CFM. Here is a video tour of the 1st floor of the house. I also listed video tours of the 2nd floor and basement on the web page. Passive homes are very air tight and need to have fresh air introduced to maintain good air quality. The unit we used is imported from Germany and made by Zehnder. ERVs are energy recovery ventilators. They exchange air between inside and out with minimal energy loss. What that means is if it’s 70 degrees inside and 30 degrees outside the fresh air coming into the house will be about 68 degrees. Without an ERV it would be the same temperature as the exterior air.

The unit to the right off ERV is an air pre-heater and pre-cooler. In the winter time the ground loop helps to worm the air going into the ERV. In the summer time it helps to cool the air going into the ERV and helps to remove relative humidity.

The water heater is something called a heat pump water heater. Heat pump water heaters work like AC unit. They take warm interior air and turn it into hot water. They also help to reduce the amount of relative humidity in the house. You can also run the heater as an electric water heater, but doing so increases the electric bills and doesn’t help remove relative humidity.

Our Passive House Heating bills - It turns out that I made a mistake when I reported our first two month’s worth of heating bills. I had originally reported they were $39 months. It turns out that there was $15 dollars in miscellaneous fees. The actual electric and heating usage was 206KWH and the bills were $24 each.

One of the biggest questions that I have been asked is “How do you know the Passive House Concept works”. To date I only had personal building science knowledge and the passive house software to back up the concept. I was confident that the bills would be much lower than conventional construction, but would the bills be low enough to justify the added cost of construction and would we be able to heat and cool the house with one 9,000 BTU heat pump. The heat pump question answered itself by taking the house from 40 degrees to 70 degrees in 1.5 days. The next question was how much it would cost to heat the house. Now I have two months’ worth of heating bills to backup the concept. Before revealing the bill amount I would like to point out that the house has only been heated to 60 degrees and the bills also include basement lighting loads, work compressors, misc work tools, and two weeks of ERV run time. I would also like to point out that we only insulated the interior 2X6 wall cavities this past week so the sell wasn’t insulated to its full R value. The first bill was higher than I expected, but there was a lot of thermal mass that needed to be heated up once the heater was turned on. The first electric bill was $35 and the second bill was $39. I had high hopes, but the thought of heating a 6,900 square foot house for less than $40 a month exceeds my wildest expectations.
