Mistake #6 of 7: Not knowing the difference between an estimate and a firm bid

Is the contractor giving you an estimate or a bid - firm number or a rough estimate? Know the difference. Don’t be surprised.

An estimate is a contractor’s best approximation (based on experience) of what the job will cost. This can leave room open and you may be billed for additional costs the contractor incurred for unforeseen circumstances related to the job. The more experienced contractors are better at avoiding/minimizing this issue.

A bid is a contractor’s proposed commitment to perform a specific job for a specific price regardless of the circumstances. Therefore a bid for the exact same job from the exact same contractor may be slightly higher.

Mistake #5 of 7: Go With Your Instincts

Don’t ignore your instincts. Is the contractor punctual? Did he honor his timelines when coming to do your estimate? Did the contractor call first, or was he a no-show the first time? Trust your instincts if there are any immediate red flags.
Find out if the Company owner will be on the job working alongside his employees – Jesse oversees all our work personally, showing up every job site.

Mistake #4 of 7: Not checking a contractor’s licenses and insurance.

Your contractor should be able to show you all credentials with expiration dates upon request. Don’t expose your homeowner’s policy to claims for contractor negligence.

Ask for their State License #

Ask about their General Liability Insurance. A one-million dollar policy is now considered standard. Make sure he requires the same coverage from any sub-contractors that will be working on your home. Sub-contractors without insurance won't be covered under the general contractors insurance and will default back to you.

Ask about Workers Compensation insurance. Without it if the contractor or any of his employees get hurt on the job site they can go after you personally to pay for medical bills. Imagine the nightmare of a debilitating injury, you could lose your house for innocently asking someone to work on it.

Mistake #2 – Choosing the Lowest Price

According to Consumer Reports - The biggest mistake consumers make is "being seduced by price" Would you hire the cheapest surgeon in town to operate on you or a member of your family?

Consider that your home is your biggest investment, and you should always think long-term when it comes to doing remodeling and consider the effects saving a few dollars now will have over 3, 5 or 10 years of living there.

“You get what you pay for.” If you want good contracting you should decide to deal with a contractor because of the overall value you receive, NOT because they are the lowest priced. Here’s why...

Value = Quality + Service + Price

It is impossible for any company in any industry to offer the cheapest price, have the highest quality, and provide the best service all at the same time. You can get high quality and super service, but you can’t get both and still get the lowest price.

Total Value is all three. Quality, Service, and Price!
