If youâre looking to build a home, be careful who you trust to do it.
Letâs talk about what truly separates a corner-cutting builder from a quality-first builder.
Take a look at these two side-by-side lots. The first two picsâour padâyouâll see extensive excavation, clean fill dirt, and a solid foundation in progress. On the right, it appears the builder just scraped the surface to remove vegetation and then brought in a bit of fill. Itâs very unlikely that their soil test results were much better than ours, if they did one. Big difference in dirt pad constructionâand it matters.
We followed the engineerâs excavation and fill recommendations and went even deeper, digging as much as 4 feet down in some areas to remove debris, soft spots, and moisture. The result? A pad thatâs 5.5 feet deep, stable, and ready for a long-lasting foundation.
But we donât stop at depth. At 5T Customs, every lift of soil is compacted and density-tested as we build the pad. That means your foundation is supported by verified, structurally sound layersânot loose fill or guesswork. Itâs data-backed quality assurance, every step of the way.
We also build our pads to finish 18 inches above final grade, ensuring proper water runoff and long-term drainage. Itâs one more way we go the extra mile to protect your home.
If your builder isnât doing these things, you should ask why. And if youâre getting a much lower bid, thereâs a good chance theyâre skipping stepsâor leaving out costs theyâll surprise you with later. That âsavingsâ of $8Kâ$12K now could become a $50Kâ$60K foundation repair later. And if that happens, you may find yourself in court chasing a builder whoâs already moved on under a new name.
