Great News!! 🏢💵

We won an Ohio Historic Preservation Tax Credit Award for $1.87M this week. ARK Development will be revitalizing this beautiful Art Deco Style building built in 1932, originally home to the Stein’s Women’s Wear Department Store. Our plan is to convert the structure into 2 commercial spaces on the first floor and preserve the storefronts. Floors 2-4 will have 16-1 bedroom apartments. We look forward to preserving another piece of Toledo’s architecture. Shout out to for helping us with the application per usual, couldn’t do it without you.

To the naysayers: we do have the ability, capacity, determination, discipline and the right partnerships to work on multiple projects at a time, in business it’s called building a PIPELINE.✌🏾

Kevin and I purchased this small commercial building from a plumber who operated the business with his father for many years, he was retiring and his sons didn’t want the business.

He contacted us to see if we were interested in buying it. Umm, Yes Please!

We are whiteboxing the space in hopes of attracting solopreneurers who are looking to transition their business from home to storefront allowing them to grow and scale.

We received white box and facade improvement grants from to help with the mission. This is our first commercial only project.🤗

The transformation is coming along nicely, trees gone and she’s getting fresh paint. More to come, stay tuned. Excuse the artwork, people are ridiculous.🤪

Kevin and I sold most of our real estate portfolio, it took nearly a year to execute but it is DONE!👏🏾

Each property will always hold a special place within, I’m thankful for every one of them. They’ve sustained and provided for my family for over 18 years giving us the freedom and flexibility to live a full life.

The properties, employees and residents are in great hands. Although bittersweet, the change was necessary for our future. Looking forward to the next leg of our journey focusing on large development projects.🏢

Overjoyed!! The State of Ohio Preservation Agency awarded The Nicholas building $10M in historic tax credits, the award is one of the largest single historic tax credits for any project in Ohio history and the first ever in Toledo!

A huge shout out to our developer partner , it doesn’t get any better than you all and none of this would be possible without the support and input of , , and (ConnecToledo) THANK YOU for trusting and believing in us to restore these architectural treasures.

This is the first piece of a very large and complex puzzle on our road to $191M but today we celebrate this milestone!

Gratitude! Our Wonder Bread Building received its second award!🤩

Thank you to our fantastic architect team and The American Institute of Architects Toledo Chapter.

We worked so freaking hard on that building for 4 entire long years…it’s such a blessing to be recognized for our efforts.🌟

We purchased this 4 unit property some months back for $15,000. One of the apartments caught fire, luckily no one was injured.🙏🏾The owners wanted to get rid of it quickly and called us to see if we were interested. Um Yea!! It’s a hot mess currently, we plan to modernize the finishes and make the small apartments more functional. Stay tuned!💪🏾
