Before & After: How We Turned a Dated Bristolville Rental into a Modern, Tenant-Ready Home
If you own rental property, you know how it works. A dated unit sits empty longer, draws fewer quality applicants, and costs more to maintain. A fresh, move-in-ready unit rents fast and holds its value.
One Bristolville property owner was facing exactly that. Their two-story, two-bedroom apartment sat above an old timber-framed shop and hadn't been updated since the 1950s. We remodeled the bathroom, replaced the flooring, added new trim and pantry shelving, and fixed the structural and insulation problems hidden behind the walls. A new tenant signed on before we even finished.
The Starting Point
The unit had served its purpose for decades. It had outdated fixtures, worn carpet, and almost no insulation between the shop and the living space above. The owner wanted a clean, modern unit that would attract responsible, long-term tenants.
🔨 What We Fixed Behind the Walls
▪️ Insulation: Replaced the insulation between floors for better comfort and energy efficiency.
▪️ Structural repair: While adding recessed lighting, we found several second-floor joists that weren't bearing properly on the wall. We added new joists to reinforce the area so the apartment is structurally sound.
▪️ Subfloor leveling: Poured floor leveler over the uneven subfloor so the new flooring would lie flat and last.
🛁 Bathroom: From Dated to Fresh
▪️ New tub and shower surround
▪️ New vanity, sink, toilet, and flooring
▪️ Recessed lighting, with new wiring
▪️ Drywall repairs and fresh paint
⛹️♀️Flooring Built for Tenant Traffic
Carpet traps odors and wears out quickly in a rental. We replaced it with grey luxury vinyl tile (LVT).
▪️ Durable and water-resistant
▪️ Easy to clean between tenants
▪️ A clean, modern look that photographs well in listings
🛠 Trim and Storage
▪️ Modern white baseboards and door and window casings
▪️ The old closet turned into a kitchen pantry with built-in shelving
We picked every material to hold up to tenant wear and tear first, while still giving the unit a fresh, updated feel.
🧰 The Result: Move-In Ready and Built to Last
▪️ Cleaner, brighter, and more appealing to quality tenants
▪️ Structurally sound
▪️ More energy efficient
▪️ Lower long-term maintenance
▪️ Tenant in place by the time we finished
This was more than a cosmetic refresh. It was a functional and structural upgrade that will serve the owner and their tenants for years.
