Why would anyone CHOOSE a 400-foot utility run? 🤯

Because sometimes the shortest route can actually cost you more money.

For this ADU, we could have taken a much shorter path for the utilities. The problem? We would have had to tear through the homeowner’s existing stonework and concrete to do it.

Instead, we found a smarter solution: run the utilities nearly 400 feet around the property and preserve what was already there.

This is exactly why we perform a Formal Property Analysis before finalizing the project.

We locate and evaluate things like:

📍 Sewer
📍 Water
📍 Gas
📍 Existing improvements
📍 The most practical utility routes

Because the question isn’t always “What’s the shortest route?”

It’s “What’s the smartest route for this property?”

⚠️ Before you choose the cheapest ADU quote, watch this entire video.

If one company quotes you $250K and another quotes you $300K, it’s easy to assume the first company is saving you $50K.

But are you actually comparing the same thing?
Think about buying a plane ticket. ✈️

The cheapest ticket looks like the obvious choice… until you add the baggage, seat selection, extra stops, cancellation restrictions, and everything else that wasn’t included.

ADU proposals can work the same way — except there’s a LOT more at stake.

Permitting. City coordination. Utilities. Design. Construction management. Solar. Appliances. Finishes. And who takes responsibility when something unexpected happens.

There’s nothing wrong with choosing a more hands-on approach and managing some of those pieces yourself.
But before choosing between two ADU companies based on the number at the bottom of the proposal, make sure you understand what that number is actually buying you.

💧 Here’s an ADU requirement most homeowners don’t know about…

Depending on your city and project, you may NOT be able to simply let rainwater from your new ADU roof drain into the street.

In this Claremont project, that meant planning for how the roof runoff would be captured and managed on the property.
There are a few ways this can be addressed:

🌧️ Rain barrels
🌱 A properly designed rain garden
💧 An engineered infiltration system

It sounds like a small detail, but requirements like these can affect your plans, engineering, permitting, and ultimately your budget.

That’s why we look at these requirements while planning your ADU, not after construction has already started.

No… he’s not watering the lawn. 😂💦

It’s groundbreak day in Norco, and before we can pour concrete, we have to solve one problem: this backyard isn’t level.

One side sits lower than the other, so we’re bringing in roughly 5 yards of fill, adding moisture, and compacting it to create a solid, level surface for the foundation.

It may just look like dirt right now… but getting this part right is what everything else gets built on. 🏗️

The best $500 this homeowner may have spent on their ADU. 😳🏡

From groundbreak to framing in just a week and a half 👀🏗️

We’re back in Corona, and this ADU is moving FAST.

The concrete slab is already poured, today is Day 1 of framing, and by the end of the day these walls should be standing. Next up? Roofing. 🏡

This is the stage where a concrete slab suddenly starts looking like a real home — and it happens quickly.

The answer might surprise you.

While 1,200 sq ft is a common maximum ADU size, that doesn’t automatically mean your property can accommodate one.

Not all groundbreaks are created equal… 🪨🏗️

Yesterday in Chino? Buttery smooth soil.

Today in Upland? Boulders EVERYWHERE. 😅

Being near the mouth of San Antonio Canyon means digging through extremely rocky ground just to get our footings ready for concrete. We even had to remove part of a cinder block wall and metal fence just to get the excavator into the backyard.

And all of this prep is making way for a BIG one:

🏡 1,000 sq ft ADU
🛏️ 2 Bedrooms
🛁 2 Bathrooms

Turning unused backyard space into something much bigger. 🌳➡️🏡

It’s groundbreak day in Chino, and before the trenches can be dug, we have to clear the way.

That means removing trees, vegetation, grass, and debris so the heavy equipment can get in and the site can be properly graded. We even saved a few pieces of the homeowner’s aloe vera so she can replant them later. 🌱

Once the backyard is cleared and leveled, we’ll mark the footings and start trenching for this brand-new detached ADU.

Today: unused backyard.

Soon: an entirely new home. 👀
