Water pressure check. Easy way to do it. Turn on every cold water faucet in the house at once, plus run the dishwasher and washing machine if you have them. If the pressure drops noticeably at any fixture or you get a thready, weak stream, that is telling you something. Could be a partial blockage in a supply line. Could be a pressure regulator that is wearing out. Could be a main shutoff that is partially closed without you knowing. Worth checking once a year.

Summer adds load to your plumbing too. More showers. Sand and dirt from yard work going down the bathroom drain. Sunscreen and hair products building up. The bathroom drain you barely noticed in March is the one you notice in July when it slows down at 7am on a Tuesday. When did you last change your AC filter? If it has been longer than three months, or if you cannot remember, that is the answer. A clogged filter does three things. It makes the system work harder, which raises your bill. It restricts airflow, which makes some rooms warmer than others. And it puts strain on the blower motor, which is one of the more expensive parts when it fails. Filter swap takes five minutes. Costs less than $20 for the standard one inch. Do it this week.

What we actually do on an AC tune-up. Check refrigerant levels and pressure. Clean the outdoor condenser coil. Test the capacitor. Inspect electrical connections. Check the blower motor and airflow. Test the thermostat. Clear the condensate drain. Replace the filter if needed. Walk through with you what we found and what is worth watching. The whole thing is about 60 to 90 minutes for a single system. Done right, it adds years to the system and catches problems before they break.

Three sounds your outdoor AC unit should not make. One, a long buzz that lasts more than a few seconds after it kicks on. That is usually an electrical issue. Two, a grinding sound that comes and goes. That is usually a fan motor problem starting up. Three, a high-pitched whine. That is usually refrigerant or compressor pressure. Each one is a different fix. All three are smaller problems if caught early. Step outside when the AC is running and listen for 30 seconds.

Saturday morning in a Dayton suburb. The yard is getting cleaned up, the patio set is out, and the AC has been running all week. While you are out there, take five minutes for your outdoor condenser. Pull any leaves, sticks, grass clippings, and weeds away from all four sides. The unit needs at least two feet of breathing room on every side. A clogged condenser runs harder, costs more, and tends to fail in July. Five minutes now buys you a whole summer.

Warm air from your vents is not normal. If your AC is running, the air at the vent should be at least 15 degrees colder than the room. If you put your hand at the vent and the air feels lukewarm or just slightly cool, something is off. Could be refrigerant. Could be a frozen coil. Could be airflow. Each one is a different fix. None of them get better on their own. If you ran the test last night and the air was warm, call us this week at 937-519-1430.

Dayton is already running in the 80s this week. If you have not tested your AC yet this season, this is the weekend. Set the thermostat to cool. Drop it five degrees below room temperature. Let it run for 20 minutes. You want cold air at the vents, no new sounds from the outdoor unit, and no smell when it kicks on. If anything seems off, call us at 937-519-1430 before the schedule fills up. June fills fast.
