This week we completed a 134-driveway sealcoating project for an HOA community.

Projects like this involve much more than applying sealer. Every homeowner must be notified in advance, schedules need to be coordinated, parking plans organized, and driveways closed on specific days to keep the community running smoothly.

For large scale HOA projects, communication is just as important as the work itself. Each home receives a scheduled service date, and we always include a rain date so residents know exactly what to expect without the uncertainty of waiting for updates.

When hundreds of families are involved, planning, coordination, and ex*****on all have to work together to make the project successful.

Hiring one contractor that can handle multiple trades changes the entire process of a project like this.

Instead of coordinating different companies for asphalt, concrete, brick work, drainage and finishing details, everything is planned together from the start. That means cleaner transitions, consistent elevations, better drainage, better design flow, and fewer delays between phases.

Apron replacements are not done just because the asphalt looks old or cracked.

That area handles a large amount of weight and water runoff, and over time the base underneath can begin to settle. When that happens, water starts pooling near the garage entrance, which can eventually affect the garage concrete, create cracks, and lead to moisture-related damage.

A proper apron replacement is not just about installing new asphalt. It’s about rebuilding the base correctly, improving drainage, and restoring the structure to prevent bigger issues in the future.

A well-built asphalt apron helps protect both the driveway and the garage while creating a smoother, cleaner transition at the entrance.

To install a new asphalt driveway. Everything starts with the base.

First, we remove and prepare the area, making sure the grading and structure are properly set. Then we add the necessary gravel and compact it to create a strong, stable foundation.

Once the base is ready, we install 3 inches of new asphalt and compact everything for a smooth, long-lasting finish.

A good driveway is not just about how it looks on day one. The real difference comes from what’s underneath: proper preparation, compaction, and a solid base built to last for many years.

It’s not. A quality sealcoat helps protect your driveway from UV rays, water, oil, salt, and oxidation, the things that slowly destroy asphalt over time.

We extended the driveway, replaced the apron, and carefully relaid the paver border to achieve a precise grade and seamless transition.

In asphalt, longevity is engineered.
Proper pitch for drainage, a well compacted base, and a solid structure beneath the surface are what ensure performance over time.
