Every successful development begins with a vision—and thoughtful planning and engineering help turn that vision into reality.
MBV Engineering is proud to have served as the Engineer of Record for Mercury Cove Apartments, the fifth phase of a multifamily residential development located along Mercury Avenue in Palm Bay, Florida that has transformed a previously depressed area into a thriving residential community.
The project involved the planning and development of approximately 9.38 acres of property, including the proposed vacation of approximately 0.72 acres of Mercury Avenue right-of-way, acquisition of the remaining property located at the end of the cul-de-sac at 499 Mercury Avenue, and the consolidation of the properties into a unified development site.
As part of the development process, the vacated right-of-way was rezoned to RM-20, along with coordination for a parking variance to support the proposed development of 187 apartment units across the combined property.
The completed project includes twelve, two-story, apartment buildings, along with the associated site improvements necessary to support a successful residential community. The project incorporated comprehensive civil engineering services, including site planning, roadway and driveway access, pedestrian facilities, utility infrastructure, stormwater management, and other supporting improvements.
Through collaboration with the owner, development team, and the City of Palm Bay, MBV Engineering helped transform a complex development concept involving property consolidation, right-of-way vacation, rezoning, and site planning into a cohesive multifamily residential project.
Mercury Cove Apartments reflects MBV Engineering’s commitment to providing thoughtful, practical, and innovative engineering solutions that help transform development visions into thriving communities.

🚧👷‍♀️ Learning doesn’t stop in the classroom!
Our summer interns recently joined MBV Engineering’s Senior Vice President Aaron Bowles and Senior Engineer Angie Vitter, for a field visit to a project in Indian River County that is nearing completion. This was a great opportunity to see firsthand what the project closeout process looks like and how the completed site compares to the approved site plan and permits.
The interns also learned about the documentation and certifications needed to officially close out state and local permits. đź“‹âś…
Getting out into the field gives our interns valuable, real-world experience and a better understanding of how engineering plans become completed projects. We love giving the next generation of engineers the opportunity to learn, ask questions, and gain hands-on insight from experienced professionals! 👏

🏢🏝️ Does Your Florida Condo Building Need a Milestone Inspection?

Florida’s coastal environment can take a toll on buildings over time. If your building meets any of the following criteria, it may be time to determine whether a Milestone Inspection is required:

âś… A condominium, cooperative, or commercial building that is 3 habitable stories or more
âś… The building was constructed 30 years ago or more
âś… It has been 10 or more years since the last required milestone inspection
âś… You have received a notice from local building officials or code enforcement

At MBV Engineering, we help take the stress out of the Milestone Inspection process. From project planning and specifications to engineering oversight, inspections, and final quality assurance, our team is here to help guide you every step of the way.

đź“‹ Protect your investment. Plan ahead. Stay informed.

On Tuesday, July 14th, Paul Renner, candidate for the Republican nomination for Governor of Florida and former Speaker of the Florida House of Representatives had a fundraiser luncheon at Yellow Dog Café. It was well attended, including D5 County Commissioner, Thad Altman, Former D4 County Commissioner Curt Smith, COWM Council Helen Voltz, COPB Deputy Mayor Mike Jaffe, and District 3 School Board John Thomas.
It was a great opportunity to hear his vision for Florida's future and discuss issues that matter to our communities. I was especially encouraged by his commitment to supporting Affordable Living, World-Class schools, Safe Communities, and Quality of Life issues.
Thank you to everyone who organized today's event and to all who attended for an engaging afternoon of conversation and ideas.
