Alaska leasing isn’t as simple as people think.
Whether it’s a duplex in Anchorage or a Class A office downtown, the same thing keeps happening: owners and tenants get blindsided by the fine print. Lottie Michael and I were talking about this recently, and a few big themes kept coming up.
On the residential side, tenant vetting is everything. Credit, background, pets, insurance skip one, and you’ll feel it later. And the #1 mistake I still see? Landlords keep longtime tenants way below market because they “feel bad” raising the rent.
Commercial leasing? Whole different beast. CAM charges, triple-net versus full-service, base years, TI allowances... these aren’t small details. They change the entire cost structure of a lease. That’s why even seasoned pros lean on commercial specialists.
And all of this is happening while Anchorage rents keep climbing and vacancies keep tightening.
