Nothing wrong with the S&P 500. A lot of people I know invest in it.
Nothing wrong with buying a Rolex either. Certain models hold their value and a few actually go up over time.
But the difference most people miss is this:
Those assets grow slowly.
A self-storage facility produces cash.
When you build your first facility
You’re not waiting five years hoping the value goes up. The facility is generating cash the whole time.
And as that cash builds, most owners use it to fund phase two. Then phase three. Every phase adds more units, more doors, more monthly income.
That’s why I like self-storage.
It’s not flashy. Nobody’s talking about it at dinner parties. But it produces something appreciation alone never will.
