We built a self-storage facility in Calhoun, GA — phase one, then the owner came back and we did phase two. And the reason he came back is the same reason I think most investors are sleeping on this.

He’s a used car dealer with land that was sitting unused. We laid out phase one, it leased up, and he called us back to roughly double it. That’s the whole pitch in one sentence: storage doesn’t sit empty, so people who build it tend to build more.

Here’s the rough math we walk people through on that first call:

→ ~20,000 sq ft of storage fits on a single acre
→ Drive-up units rent for ~$0.80–$1.00 per sq ft / month (varies by market)
→ Fully leased, that’s roughly $16,000–$20,000/month in rent off one acre

Now — that’s rent, not profit. You’ve got land, concrete, and the building itself (figure ~$25–$75/sq ft to build, depending on spec and site). But once it’s up and leased, the operating side is light: gate codes, a camera system, and maybe one part-time manager getting it filled the first six months. After that it mostly runs on autopilot. Rents reset monthly, turnover needs almost no build-out, and people need storage whether the economy’s up or down.

That’s why our storage clients are almost always repeat buyers. We’re not selling them a building — we’re selling them a business model with a steel package in the middle of it.

What we actually do: order in volume (30–70 buildings a month) so you get pricing a one-off GC can’t, supply county-specific stamped drawings so you clear permitting, install it (we don’t drop-ship and disappear), and back it with a 30-year warranty.

$100K → self storage. Here’s the play:

1- Use land you already own. Best case, you’ve got an unused acre or two just sitting there — that’s what makes $100K down enough to break ground. No land yet? Still works, you’ll just need a bit more up front to cover the dirt.

2- Call a real builder. We take your lot lines, set your setbacks, and lay out the unit mix to max out every square foot. You see exactly where every door goes before you spend a dollar on concrete.

3- Pour your slab + pull permits. We hand you stamped engineered drawings for the building AND the foundation so your county signs off.

4- We deliver and install the steel. Commercial-grade, installed by us — not drop-shipped and left in your parking lot.

5- Lease it up. Put a part-time person on site for the first few months to fill the units.

6- Then it mostly runs itself. Once you’re leased up, you manage it through gate codes and software. Someone swings by once or twice a week.

The math:
~20,000 sq ft per acre.
At 80¢–$1 per sq ft, a full acre can run up to ~$20K/month at full lease-up.

And the part nobody talks about:
This isn’t equipment you’re financing on land you rent. It’s real estate YOU own — appreciating while it pays you.
