I recently had a homeowner in Neosho who was dealing with a serious structural issue. The outside of her home had already settled approximately 2½ inches, and the rim board was completely rotted through. This was compromising the support of the exterior of her house and was not something that could safely be left unaddressed.
I explained to her how serious the situation was and that it needed to be taken care of as soon as possible before the damage progressed and caused even more problems.
We carefully lifted and supported the house with beams so we could bring the settled area back to level. From there, we removed all of the rotten and water-damaged wood, including the damaged subfloor extending approximately two feet into the wall of the bedroom.
We then tracked the source of the water intrusion, sealed everything back up properly, and began rebuilding the damaged area. We replaced the subfloor and lifted the house again so we could install a new rim board. We also scabbed and reinforced the last four joists on that side of the house. While they weren't completely rotted, the deterioration around the rim plate was severe enough that it had contributed to the house settling.
Once the structural work was complete, we put everything back together — including the siding, flooring, drywall, and texture. The homeowner was able to match the paint, and once everything was painted, you could hardly tell there had ever been a problem.
Most importantly, her home was safe and properly supported again.
