How Does Drought Affect Your Concrete?

Utah’s ongoing drought conditions have caused expansive clay soils to dry out and shrink. As the soil loses moisture, voids can form beneath concrete slabs, leaving them without the support they need. Over time, the concrete may begin to settle, crack, and become uneven.

Fortunately, there is a long-lasting solution. We use PolyLevel to fill voids beneath the slab, stabilize the soil, and lift concrete back to its proper position. Once the concrete is restored, NexusPro joint sealant is applied to seal cracks and joints, helping prevent future erosion and washout.

If you’ve noticed sinking, cracked, or uneven concrete around your home, contact us today for a free inspection!

The right landscaping can help protect your foundation in Utah’s challenging climate. With freeze-thaw cycles, expansive clay soils, snowmelt, and seasonal moisture changes, certain plants are much safer to install near your home than others.

Foundation-friendly plants typically feature shallow root systems, controlled growth, and better moisture management around the soil. Landscaping choices like lavender, salvia, ornamental grasses, boxwood shrubs, coneflowers, and smaller ornamental trees can help reduce erosion and limit soil movement near your foundation.

At Davenport Foundation Repair, we help homeowners throughout Salt Lake City, Ogden, Logan, Layton, American Fork, Saratoga Springs, and surrounding Utah communities identify foundation and concrete issues caused by drainage problems and soil movement.

If you’ve noticed foundation cracks, uneven floors, sinking driveways, or concrete settlement around your home, our team can provide a professional inspection and long-term repair solutions.

Healthy landscaping and proper drainage can go a long way toward protecting your home’s stability.

Spring moisture and changing ground conditions in Utah can cause the soil beneath homes to expand, shift, and settle.

That seasonal movement can place pressure on foundations, basement walls, crawl spaces, and concrete slabs — often creating warning signs homeowners shouldn’t ignore.

Watch for signs like:

✔ Foundation cracks
✔ Uneven floors
✔ Sticking doors and windows
✔ Concrete settlement
✔ Water in basements or crawl spaces

Utah’s freeze-thaw cycles and changing moisture levels can increase soil movement throughout the spring season. Identifying problems early can help prevent more costly structural repairs later on.

If your home is showing signs of movement this spring, Davenport Foundation Repair offers free inspections and customized repair solutions designed for Utah soil conditions.

We proudly serve homeowners throughout Salt Lake City, Ogden, Logan, Layton, American Fork, Saratoga Springs, South Jordan, and surrounding Utah communities with foundation repair, basement waterproofing, concrete leveling, crawl space repair, and structural stabilization services.

Spring in Utah is a great time to take a closer look at your concrete after the winter season.

Freeze-thaw cycles can cause:
• Gaps forming beneath slabs
• Cracks that continue to expand
• Poor drainage and standing water
• Uneven or sinking concrete surfaces

These are signs your concrete may need repair — and catching them early can help prevent bigger problems later on.

If anything looks concerning, having it evaluated now can make all the difference.

This Earth Day, we’re helping Utah homeowners protect both their homes and the environment with smarter concrete repair solutions.

Instead of full concrete replacement, we lift and restore slabs using PolyLevel—reducing material waste, avoiding unnecessary demolition, and delivering fast, durable results.

With Utah’s seasonal changes, freeze-thaw cycles, and shifting soils, concrete settlement is common. But replacing concrete isn’t always necessary.

By restoring what you already have, we help extend the life of your concrete while minimizing environmental impact.

Less waste. Less downtime. A better solution for your home.

If you’re seeing sinking concrete around your home in Salt Lake City, Ogden, or surrounding areas, it may be time to explore repair options.

This wasn’t a small foundation issue…

This Utah home was experiencing serious structural movement—cracks running through walls and ceilings, doors pulling apart from frames, and clear signs of settlement throughout the property.

After a full inspection, it was clear this wasn’t something that could be patched or covered up. The solution required many steel piers to fully stabilize the home.

Our Davenport Foundation Repair team went to work:
🔧 Excavating along the foundation (inside and out)
🔧 Installing deep-driven steel piers beneath the footing
🔧 Carefully lifting and stabilizing the structure
🔧 Restoring the interior slab once the system was in place

This is what true foundation repair looks like when the problem runs deep.

✅ Structural stabilization
✅ Long-term support
✅ Peace of mind for the homeowner

If you’re seeing cracks, sticking doors, or separation like this—don’t ignore it. These are early warning signs that your foundation may be moving.

Cracked and sinking concrete like this is more common than you think in Layton 👇

This entryway had settled over time, creating cracks and uneven slabs right near the front steps. Not only does it affect the look of the home, but it also creates a tripping hazard.

Instead of replacing the concrete, we lifted and leveled it using polyurethane foam and sealed the joints to help prevent future issues.

✔ Lifted and stabilized concrete
✔ Sealed cracks and joints
✔ Eliminated trip hazards
✔ Clean, finished look

Fast, effective, and built to last—without the mess of replacement.

If you’re seeing cracks or sinking around your home, it’s usually a sign of movement below the surface—and it can be fixed.

Proudly serving Layton and surrounding Northern Utah communities.

Uneven concrete at your entryway? This is exactly how it starts 👇

This home in Cottonwood Heights had concrete that had settled and separated over time, creating uneven slabs and open joints that could allow water to get underneath.

Instead of replacing the concrete, we lifted and leveled it using polyurethane foam—then sealed all the joints to help protect it long-term.

✔ Leveled and stabilized concrete
✔ Sealed joints to block water intrusion
✔ Clean, finished look
✔ No demolition needed

Our crew not only restored the surface but made sure everything was cleaned up and looking great before wrapping up the job.

If your concrete is starting to sink or separate, it’s usually a sign of what’s happening below the surface—and it can be fixed.

Serving Cottonwood Heights and surrounding Utah communities.
