She wakes up every morning grateful for her house.
That's what a custom build is supposed to feel like. Every room built around the way she lives. A process that never felt stressful. A relationship that made the whole experience something she'd do again without hesitation.
That's the standard we hold on every project.

A $1.5M offer sounds like relief. But for Palisades homeowners, it might be the most expensive decision you ever make.
Here's how we break it down at Monument: buy the lot for $1.5M, build 3,000 square feet at roughly $750 a foot, carry $300K in soft costs, you're all in at $4M. Conservative post-rebuild value in the Palisades? $1,800 a foot. That's $5.4M.
That's $1.4 million you leave on the table by selling now.
And if financing is the obstacle, there are paths worth knowing about: joint ventures, creative structures, options that don't require you to do it alone.

Your generator needs a dual-fuel setup. Here's why.
When fire reaches a neighborhood, the city cuts gas. That's not an edge case. It's protocol. A generator wired only to the gas meter goes down at the worst possible moment.
A 58-gallon propane tank buys you a week of runtime.
Two tanks, two weeks. The size upgrade on a generator barely moves the cost. What it protects is your whole house.
We build this into every project. Take the guesswork out before it matters.

If a contractor hands you a number without backing it up, that number means nothing. We always recommend getting three bids and not just dollar amounts. A real bid tells you what's included: appliances, fixtures, scope of work, all of it. Without that detail, you have no way to compare, and no protection against the change orders that will follow.Even if you love your contractor and trust them completely, a second or third bid keeps everyone honest. That's not a knock on anyone. It's just good practice.

Most Palisades homeowners are making major decisions without knowing their own numbers. Here's what we ask every client before we give them any guidance.

- What's your cost to build?
- What are your insurance proceeds — how much do you actually have to work with?
- What's your outstanding mortgage balance?
- What's your annual income — and what can you qualify for if a construction loan is needed?
- What's your land worth if you sold today?

Every lot is different. Every situation is different. The only way we can give you real guidance is to sit down together and go through it.

If you lost your home in the Palisades fire, the tax code may have more to offer than you realize.
Refunds, offsets, creative structuring — there are options that can help bridge the gap between what insurance covers and what a rebuild actually costs. We're not accountants, but we know how to get you in front of the right people and help you understand what's on the table.

If your insurance company just offered you $600,000, do not sign anything yet.
That number is almost always a first bid. Most policies have a maximum well above that figure, and the difference between accepting early and fighting for the full amount can be hundreds of thousands of dollars. A public adjuster represents your interests, not the insurance company's, and that distinction matters enormously when your home is on the line.

If you're sitting on an empty lot after the Palisades fire, you have more options than you think.
Most homeowners know about two: rebuild or sell. But there's a third option that often gets overlooked entirely. A joint venture with a builder means you split both the costs and the profits on the exit, which can dramatically change what you walk away with compared to selling the land outright.
The right option depends entirely on your situation.

When an insurance adjuster says a home "just needs cleaning," it's worth asking what that actually leaves on the table.
Odor in the walls. Particulates behind the outlets. Ash, smoke, Fleetwood window systems that can't simply be wiped down. Roof degradation and environmental impact across the whole structure. A cleaning crew doesn't touch any of it.

Here is the sequence that saves Palisades homeowners the most money and the most headache.
First call goes to an architect and a contractor together. Not separately. That combination produces a real number early and anchors every financial decision that follows.
From there, a full financial analysis against the insurance proceeds. And if the insurance company is not coming to the table with a number that covers the actual cost of rebuilding, the next move is an independent public adjuster.
Insurance companies are happy to take premiums. Paying out is a different story. An adjuster represents the homeowner, not the insurer. And with detailed bids from an architect and contractor to back it up, that adjuster has something real to fight with.
The financial knowledge and the builder knowledge need to be working together from day one. Comment "PLAN" to use our free questionnaire.
