Fritz Project Update | Spray Foam Insulation 🏡

Another look behind the walls of our Fritz Project!

Spray foam insulation comes standard in our turnkey homes because energy efficiency isn’t something we consider an upgrade—it’s part of how we build.

We also include sound-barrier insulation along bathrooms and the primary bedroom to help reduce sound transfer between some of the most-used spaces in the home.

And take a look at that attic space! 👀 Because of the way we design and frame our Hybrid Homes, there is usable headroom running down the center of the home at the ridge line. We include 15 sheets of OSB standard to create additional attic storage, and homeowners can always choose to add more at an additional cost if they want even more usable storage space.

It’s the things you may never see once the drywall goes up that can make such a difference in how a home performs and feels for years to come.

The Partin Modern Ranch Home is really starting to take shape! 🤩🏡

Just a few days after sharing the start of the steel er****on, you can already see the vision coming together. This is always one of our favorite stages because the home’s layout, rooflines, and overall design finally begin to come to life.

It’s amazing how quickly a stack of red iron transforms into a home our clients can actually walk through and envision as their future home.

We still have one final bump-out to complete in the steel structure before we begin the wood framing portion of our Hybrid Shell. Every stage brings us one step closer, and I can’t wait to continue sharing the progress on this beautiful modern ranch home.

The Partin Modern Ranch Home is officially going vertical! 🏗️👑 Alison Partin | Modern West Living

After allowing the foundation to cure for approximately 30 days, the steel er****on has officially begun!

While concrete continues to gain strength over time, allowing it to properly cure before erecting the steel structure is an important part of our building process. It’s one more step we take to help ensure every Hybrid Shell starts with a solid foundation.

There’s nothing quite like seeing a project transition from a concrete slab to a standing steel structure. This is the stage where the vision really starts coming to life, and we’re excited to share the progress with you.

🏡 Project Update | The Partin Modern Ranch Hybrid Shell Alison Partin | Modern West Living

We’re a little behind on sharing progress, but this milestone was too good not to post!

On June 17th, we poured the foundation for the Partin family’s Modern Ranch Hybrid Shell. Every great build starts from the ground up, and we’re excited to move into the next phases of construction.

Over the coming weeks, our team will be completing the Hybrid Shell, including the foundation, steel structure, wood framing, ZIP System sheathing, windows, doors, and exterior metal—creating a weather-tight shell that’s ready for the Partin family to complete the interior on their own timeline.

✨ The Coleman Project Update! ✨

Another exciting milestone has been reached! 🎉

✔️ Drywall is complete.
✔️ The first cabinet delivery has arrived.
✔️ Interior doors and trim are on-site and ready for our carpenters to begin installation.

It’s always exciting to watch a home transform from the construction phase into a space that truly begins to feel like home. Over the next few weeks, you’ll see the craftsmanship really come to life as the trim work, doors, and cabinetry start tying each room together.

We’re looking forward to sharing more progress as the Coleman family’s Hybrid Barndominium continues to take shape!

It’s been a minute since we’ve shared an update on The Coleman Project!

One thing we do on every turnkey home is thoroughly document all of the mechanical systems before insulation and drywall. Plumbing, electrical, HVAC, and everything behind the walls is photographed and videoed for future reference.

Why do we do it? Because once the walls are closed up, those systems are no longer visible. Having detailed documentation can be incredibly helpful if questions ever arise during construction or even years down the road after the homeowners move in.

It’s one of those behind-the-scenes details that most people never see, but it’s just another way we try to provide peace of mind and take care of our clients long after the build is complete.

Our videographer spared you the full 20-minute mechanical walkthrough… you’re welcome. 😂 These are just a few quick clips from a much longer video that we keep on file.

We blinked, and a month flew by!

A huge thank you to The Fritz for their patience while waiting their turn in our build schedule. We limit the number of homes we build each year so every project receives the attention and hands-on involvement it deserves.

The wait is over—we are officially starting shell er****on this week! 🎉

We can’t wait to bring this family’s vision to life and take you along for the journey. Stay tuned as we transform another dream into reality, one step at a time.
