Mineral value can follow a bell curve 🔔. Values are often lowest when minerals are unleased and can reach their peak during the narrow window between the initial spud date, drilling, and completion of fracking—before the well is brought online and begins producing.

Timing matters. Knowing when to sell can make a significant difference in the value you receive.

**Havre, MT! 🚨**

A brand-new gas well was just permitted on August 28, 2026, in Hill County, Montana.

The proposed Ollie #1, operated by Hereford Resources, LLC, is planned as a vertical well targeting the Souris River/Red River formations.

If you own minerals in the targeted area, now may be an excellent time to evaluate what your mineral rights could be worth. With new drilling activity proposed, mineral values in the area could be approaching significant value.
