Before you replace an air conditioner over one uncomfortable room, find out whether the room is even the system's fault. In a zoned house, a motorized damper sits inside the duct for each zone and opens or closes it when the thermostat calls. When the motor on one fails, that zone quietly stops getting air. The rest of the house feels fine, so it reads like the system is undersized, or like that room was just built wrong. We replaced a failed damper in Calabasas the other week. New damper in, and the room started working again the same afternoon. That is a very different afternoon than a system replacement.

Your outdoor unit just worked through four months of Valley summer, and everything that was in the air went into those fins. Dust, pollen, cottonwood, brake dust if you are near a busy street. That coil is how the system moves heat out of your house. When it cannot breathe, pressure climbs, the compressor runs hotter than it was built to run, and you pay for that twice. Once on the power bill and again when the compressor gives out years early. Washing it is not complicated. Proper cleaner, gentle rinse, fins straightened if they are bent. We do it on every maintenance visit. If nobody has touched yours this year, this is the window, before the system switches over to heat.

That is not dust. That is dog hair, and it came off an evaporator coil in Van Nuys a couple of weeks ago. Here is how it gets there. The return pulls air from the whole house, hair and dander ride along, and whatever the filter misses lands on a coil that stays wet all summer. It mats. Then it sloughs into the drain pan and plugs the drain line, which is usually how people find out, right about the time water shows up on a ceiling. If you have pets, the coil is worth a look once a year, not just the filter. This one took a chemical cleaner, a vacuum and a brush to bring back.

Three of our latest heat pump installs, across Northridge and Woodland Hills. A two system conversion on one house, a single 4 ton heat pump on another, and a package heat pump set on a new roof curb. Different houses, same move: the gas equipment comes out, the ductwork stays, and one system handles both heating and cooling. On a 100 degree afternoon a healthy air conditioner holds the house roughly 20 degrees below what it is outside. So 78 to 80 indoors is the system doing its job, not failing. Dropping the thermostat to 68 does not make it cool any faster, it just runs longer for the same result. If your house is barely getting below outdoor temperature, that is the part worth a look. This Northridge house runs on two systems, one for the first floor and one upstairs, and both are now inverter heat pumps. The old furnaces, condensers and coils came out, new pads went in, the existing ductwork stayed where it was, and the gas piping is permanently capped. Downstairs is a 4 ton rated at 20 SEER2 and 9.5 HSPF2. Upstairs is a 3 ton at 19 SEER2 and 8.3 HSPF2. Permits and HERS testing were part of the job. Free estimate: (818) 390-9943
