Spring is coming.

And the lots that are ready in April?
They were planned in February.

If you’re building in 2026, here’s why site prep should start now:

1️⃣ Land evaluation takes time
Access, slope, drainage, soil conditions. You do not want to discover issues when equipment is already scheduled.

2️⃣ Driveway & access planning
Heavy equipment and delivery trucks need proper access. Winter is the time to design it right.

3️⃣ Septic & utility coordination
Permits, engineering, test holes. These are not overnight decisions.

4️⃣ Excavation scheduling
As soon as the ground thaws, schedules fill up fast. Early planning means you’re first in line.

5️⃣ Avoid the spring scramble
Every year, phones start ringing when the snow melts. The prepared builds move first.

Winter is strategy season.
Spring is ex*****on.

Snow doesn’t create access problems.
It exposes them.

If your driveway or access road:
• Has no proper base
• Is too narrow
• Has poor drainage
• Is too steep

Winter will show you fast.

We see it every year. Trucks can’t get in. Equipment gets stuck. Timelines get pushed.

Access isn’t seasonal. It has to work year-round in Colorado.

If your lot access hasn’t been evaluated for winter conditions, it should be.

That beautiful piece of land can hide expensive problems you won’t see at first glance.
And those surprises can add thousands to your budget before construction even begins.

Here's what we see all the time:
Someone buys "perfect" flat land → starts planning their dream build → then the excavator calls with bad news.
The problem? What looks flat and easy can hide:

Rock layers 2 feet down ($$$ to blast)
Poor drainage that creates mud pits
Compacted clay that needs total replacement
Septic system nightmares waiting to happen

Last month, a buyer learned their "easy" lot had bedrock at 18 inches. Their septic install cost increased.
