Annual pool deck repairs? That adds up.

At this country club in Ohio, the pool deck had deteriorated concrete and several areas of past repairs. Keeping up with the same surface every year was becoming costly, disruptive, and harder to justify as an annual maintenance expense.

For club teams, that’s the bigger issue. A pool deck is a member-facing space, but it also has to hold up to foot traffic, water exposure, cleaning, and seasonal use.
Simon Surfaces installed 11,000 sq. ft. of Simon FX directly over the existing concrete. The flexible rubber surface refreshed the look of the pool area while adding a softer feel underfoot, improved traction, and less ongoing maintenance.

J.D. Power’s 2025 U.S. Customer Service Index measures the automotive service experience across five areas. One of them is the service facility.

That matters because automotive facilities have to do two jobs at once: look clean and professional for customers, and hold up to daily use from vehicles, employees, equipment, fluids, cleaning, and service traffic.

A showroom, service drive, shop floor, lobby, sidewalk, and restroom are all part of the same facility. But they don’t wear down the same way.

Customer-facing areas need to stay clean and ready for visitors. A service drive has to handle vehicles, weather, and drop-off traffic. A shop floor has to deal with fluids, tools, equipment, and regular cleaning demands.

Did you know your floor coating can fail before anyone ever walks on it?

The peeling usually shows up later in forklift lanes, along trench drains, at control joints, or in areas that see constant traffic, chemical exposure, and regular washdowns.

But the failure often starts at installation.

Concrete doesn’t stop releasing moisture. If slab moisture isn’t tested and accounted for, v***r pressure can build beneath the coating and break the bond.

Surface prep matters just as much. If the slab isn’t properly profiled, or if oil, grease, dust, or old coatings are left behind, adhesion is compromised from the start.

Then there’s system selection. A light-duty or decorative coating won’t hold up in a facility with forklifts, impact loading, aggressive cleaning, or chemical exposure.

Installation conditions also play a role. Temperature, humidity, and ventilation all affect how the coating cures. If the floor is put back into service too soon, the system may never reach full strength.

That’s when you start seeing peeling, blistering, flaking, and delamination.

At that point, it’s not just a cosmetic issue. It becomes a safety concern, a maintenance issue, and a source of repeat downtime.

So if your floor is starting to fail, ask the questions that matter:
- Was slab moisture tested before installation?
- Was the surface properly prepared and profiled?
- Was the coating solution designed for the actual traffic, exposure, and cleaning conditions?
- Was full cure time allowed before the floor went back into service?

The question isn’t “what coating did we use?”
It’s “was this floor set up to succeed before the coating was installed?”

Deferred maintenance doesn’t affect roofs, HVAC, or mechanical systems alone. Facility surfaces are part of that conversation too.

Cracked concrete, failing floor coatings, damaged fuel islands, and worn traffic areas often get pushed down the list because the area is still operational... for now. We see this happen all the time. What starts as minor concrete deterioration, coating delamination, water intrusion, or joint damage can become a larger operational and capital planning issue if it sits too long.

Cracked concrete is not just cosmetic. It is a liability and a budget issue.

At a private college in Cresson, PA, a high-traffic walkway was breaking down from freeze-thaw cycles, constant foot traffic, and chemical exposure. What started as surface wear progressed into cracking, uneven areas, and clear trip hazards.

In many cases, this level of damage leads to tear-out and replacement. That approach comes with higher costs, more disruption, and downtime.

Instead, we repaired the damaged sections and installed the Simon High-Performance Coating System over the existing slab. No tear-out required.
