Spot the Warning Signs: Is Your Chimney a Hidden Leak Hazard? ๐ โ ๏ธ
A chimney is one of the most common leak points on any roofโand it often happens without a drop of rain showing on your living room ceiling right away.

The Tar Patch Trap: See that black mastic smeared at the base? Tar or caulking is a temporary band-aid, not a permanent fix. Over time, it cracks and actually traps moisture against the masonry. A watertight roof requires proper two-piece metal flashing (step flashing woven into the shingles + counter-flashing cut directly into mortar joints).
Telltale Shingle Wear & Staining: Take a close look at the shingles around and below the chimney. The heavy dark streaking points to moisture retention and algae growth, while runoff concentrated around the chimney base has stripped away protective granules. Once shingles lose their granules, UV rays bake the exposed asphalt underneath, accelerating brittle rot.
Wide-Open Flue: Without a chimney rain cap/spark arrestor, rain, snow, and critters have direct access down your flue, risking damper rust and interior moisture.
Chalky, Stained Brick: Notice the white film (efflorescence) and dark patches? Thatโs water soaking deep into porous brick. During winter freeze-thaw cycles, this moisture expands, cracking mortar and popping off brick faces (spalling).
Missing Drip Edge on the Crown: A flat concrete crown without an overhang lets water cascade straight down the brickwork instead of shedding clear of the structure.
The Pro Fix: A proper metal counter-flashing system, mortar tuckpointing, a secure chimney cap, and replacing compromised shingles around the transition will protect your roof deck, framing, and interior drywall for years to come. As well, the roof is showing signs of wear and need for a replacement.
