I'm the first to say that we aren't the cheapest out there on the property survey front. But we never set out to be the cheapest. What we did do, was set out to be the best.

If you currently own, or are purchasing a traditionally built, or solid-walled property, be that stone, or brick, then you need to think about this.
Damp investigations are not a 'one-size-fits-all' scenario.
Older buildings were built to 'breathe', & by the term breathe, we mean that water could pass through the structure of the property, & evaporate easily, without being restricted.
So in the building construction, permeable materials were used, like some types of porous stone, clay bricks, lime mortars, & lime render, which naturally absorb, & release moisture.
That is why treating traditionally built structures like modern buildings, with quick-fix modern materials, can trap water in the structure, & cause severe visible, & hidden damage.
We carry out the survey correctly. We follow the platinum-standard framework of the Joint Position Statement (from RICS, Historic England & the Property Care Association).

It's quite simple, we aren't going to try to sell you a chemical injected damp-proof course, or a cement slurry wall tanking system for your solid stone, or solid brick property.

What we are going to do is highlight the defects that are causing the dampness. As in this case.

The overflow pipe from the boiler, the waste pipe from the kitchen sink and the down-spout from the roof guttering all discharging against the property wall, eroding the wall surface.

This dampness is manifesting itself in the property as rising dampness, lateral dampness, penetrating dampness, all causing dampness smells, damage to the decoration, salt damage to the plaster, wet rot, etcetera.

The gulley top was about 12” or 300mm below the concrete path level and this should be raised up to the path level.

A simple fix that doesn't need anything more than that.
