INDUSTRIAL EPOXY INSTALLATION | MONTAGUE GARDENS.

The call came through with one priority: speed without compromising quality.

Our client in Montague Gardens required an urgent upgrade to their warehouse flooring system and entrusted Cape Coast Projects with preparing and installing over 900m² of industrial-grade epoxy flooring within an extremely tight timeframe.

While the epoxy material itself was supplied by the client, our responsibility was ensuring the substrate was properly prepared to achieve maximum adhesion, durability, and long-term performance.

Preparation is where industrial flooring systems are won or lost.

Our team carried out extensive mechanical surface preparation to remove contaminants and create the ideal profile for bonding. Once the floor was correctly prepared, we applied our specialist penetrating epoxy primer system to ensure optimal adhesion and eliminate the risk of coating latency or premature failure.

The project didn’t stop there.

To improve operational safety, we upgraded the loading ramp area by incorporating Grade 1 silica sand into the system, creating a durable anti-slip finish that provides enhanced traction for forklifts, hysters, and daily loading operations.

WEST COAST TRANSFORMATION | VELDRIF 🌊🏡

The best floors are built long before the final finish is applied.

For this beautiful West Coast home in Veldrif, the journey started by completely removing the existing tiled surface to create the foundation required for a truly seamless floor system.

Once demolition was complete, our team installed an ITE F30 Self-Levelling Screed throughout the space to establish a flat, consistent and structurally sound substrate. This critical preparation phase ensured that the decorative finish would perform exactly as intended for years to come.

As with many coastal projects, the installation came with its own set of challenges.

High humidity levels, changing weather conditions and elevated moisture content in the air demanded careful planning, constant monitoring and strict adherence to application procedures throughout the project. Fortunately, our team arrived fully prepared, allowing us to maintain the highest installation standards despite the environmental conditions.

The final finish selected was our Decorative Marble Pigment Screed System in Burnt Lime, completed with a sophisticated matte finish that perfectly compliments the home’s natural timber features and relaxed West Coast architecture.

The result is a seamless, modern floor that not only enhances the aesthetic appeal of the space but also delivers the durability, practicality and timeless elegance that Cape Coast Projects is known for.

Candice and Emile have been itching to finally share this exciting project with all of you.

At Cape Coast Projects, we’re constantly evolving and expanding the services we bring to our clients — and this project marks another proud addition to our growing catalogue of specialist installations.

We were appointed under the main contractor to undertake something slightly different from our conventional flooring systems… the construction and installation of a new performance stage at Claremont High School.

Our scope included the meticulous installation of engineered Meranti hardwood planks onto the structural stage platform — carefully measured, installed, aligned and detailed to create a durable, premium finish worthy of a space that will host years of school memories, performances, celebrations and future talent.

Although the final result looks seamless and effortless — what many never see is what happens behind the scenes.

This project demanded:

✔ Tight programme management
✔ Skilled craftsmanship
✔ Continuous quality inspections

Some projects test your experience from day one, and this was certainly one of them.

High condensation levels, ongoing moisture challenges, and water ingress required constant monitoring and additional precautions throughout the installation process. Despite these conditions, our team remained focused on delivering a floor built to perform and designed to impress.

Cape Coast Projects was entrusted with transforming over 170m² using our Decorative Marble Pigment Screed System with our F30 ITE self leveling screed - in the ever-popular Clinker Stone, finished with a beautiful satin sheen.

As with every successful installation, preparation was key.

Our scope included:

✔️ Extensive substrate preparation
✔️ Moisture management and curing control
✔️ Concrete repair and filling works
✔️ Slope corrections internally and externally
✔️ Re-establishing falls to prevent water ponding
✔️ Seamless Marble Pigment Screed installation
✔️ Satin polyurethane protective finish

What was once a tired, dated surface has been completely revitalised into a seamless architectural finish that instantly brightens and elevates the entire home.

Luxury isn’t always about adding more. Sometimes it’s about removing what interrupts the space.

Cape Coast Projects was entrusted with transforming all 7 bathroom units at The Blix with one objective:

Create a seamless, refined and premium bathroom experience that feels larger, cleaner and more architectural — without compromising durability or practicality.

What were once conventional tiled bathrooms with visible joints have now been completely reimagined into elegant continuous spaces using our decorative seamless wall and floor system.

Our client selected one of our most requested colours — BLAST FURNACE — a warm natural stone-inspired tone that creates depth while remaining timeless and neutral.

Each surface was sealed in our premium water-based polyurethane sealer to create a durable finish suited to hospitality environments while maintaining a natural aesthetic.

For additional safety, anti-slip technology was incorporated into all shower floors without compromising the seamless appearance.

This project required extensive planning and coordination across all 7 units while managing weather conditions and curing windows.

Our scope included:

▪️ Removal and protection of fittings
▪️ Application over existing tiled substrates
▪️ Removal of shower floor tiles where required
▪️ Re-waterproofing of shower areas
▪️ Correcting falls for drainage
▪️ Detailed substrate preparation
▪️ Precision installation and controlled curing

No grout lines.No visual interruptions.Just one continuous premium finish across walls and floors.

Despite challenging weather conditions, all 7 units were successfully completed and handed over within just 2 weeks.
