Short answer: if you're renting your commercial premises, the EPC obligation is NOT your legal responsibility.

The National Energy Act places the EPC requirement on the BUILDING OWNER β€” not the business occupying the building. If your landlord hasn't obtained an EPC, that's their compliance gap, not yours.

However, there's something useful you can do.

Most building owners who haven't complied are not deliberately ignoring the law. They simply don't know it exists. If you forward this post to whoever owns or manages your building, you may be doing them a genuine favour β€” and protecting yourself from occupying a non-compliant property.
