🏦 NEW PROPERTY STRUCTURE — WILL THE BANK FINANCE THE DREAM?

One of the questions we hear from property investors is:

“If I register a new structure or plan to build, renovate or acquire property, how will the bank finance it if there is no financial history?”

It’s a fair question — especially if you've previously invested in property only in your personal name.

The good news?

Being a newly established company or property structure does not automatically mean financing is impossible.

But the bank still needs to understand who is behind the transaction, what is being financed, and how the debt will be serviced.

🏦 WHAT MAY THE BANK LOOK AT?

Depending on the lender, transaction and circumstances, considerations may include:

✔️ The financial position of the people behind the structure
✔️ Income and affordability
✔️ Credit history
✔️ Existing debt commitments
✔️ The property being purchased or developed
✔️ Expected rental income
✔️ Deposit or available equity
✔️ The overall strength of the transaction

A newly registered structure may not have years of financial statements or rental history — but the bank can still assess the wider transaction and the people supporting it.
