Every floor has a story.

While renovating a home in Fresnaye, we uncovered the original Oregon Pine flooring hidden beneath years of renovations.

Originally known as Douglas Fir, this timber began its life in the forests of the American Pacific Northwest before making the long sea journey to Cape Town over a century ago. It was widely used in homes built during the late 1800s and early 1900s because of its remarkable strength and durability.

Think about that for a moment.

These floorboards were once part of towering trees that took decades, often close to a century to grow. They were then transported halfway across the world to South African homes. These Oregon floors have quietly supported more than 100 years of life and memories.

The homeowners have chosen to preserve these beautiful original floors, and we couldn't be happier. Every mark, grain and imperfection tells part of the home's story.

If there's one material we're seeing the most of in our renovations, it's hardwood oak flooring. It's not hard to see why.

Done well, a hardwood floor changes the entire feel of a home. It adds warmth that stone and tile simply can't replicate. It responds to light differently at different times of day. And in an open plan living space, it pulls every zone together in a way that feels natural rather than designed.

We've noticed a trend toward wide plank European oak, often in a brushed or matte finish rather than high gloss. Chevron and herringbone laying patterns in entrance halls and studies. Reclaimed wood where clients want character and a story in the material. And underfloor heating beneath, which pairs well with engineered hardwood boards.

It is worth knowing that not all hardwood floors are equal. The species, the grade, the board thickness, and the laying method all affect how the floor performs and ages. It's a conversation worth having early, before finishes are locked in.

It's easy to focus on the big decisions when building or renovating. The layout, the kitchen, the view. But walk through any truly exceptional home and what you're responding to, more often than not, are the details.

The shadow line where the ceiling meets the wall instead of a cove. Skirting boards with real weight and proportion. Door handles that feel considered in the hand. Light switches that sit flush and don't interrupt a wall. Grout lines that align with the tile format. Joinery that meets the floor cleanly, without a gap.

Individually, none of these are dramatic. Together, they are the difference between a home that looks finished and one that feels finished.

The homes that feel truly exceptional share one thing: a design story that runs from the front door to the back wall. Not necessarily the exact same elements, but related ones.

Most renovation decisions are made room by room. A kitchen here, a bathroom there, new flooring when the budget allows. It's understandable, but it's also how homes can lose its design connection

This is an important conversation to have before the build begins. Because it's far easier to carry a thread through a home when it's been identified at the start. Your home should feel like one decision, not a series of them.
