It’s an absolute paper chase. Between getting the AIA involved, logging plans, and keeping track of every single scrap from inventory to the final disposal manifest, you practically need a dedicated desk just for compliance before a single sheet of asbestos is even touched.

Forget the confusing legal jargon. South Africa’s Asbestos Abatement Regulations boil down to three straightforward rules:
1️⃣ The Audit (Regulation 4): Find it. You have to map out and document every single place asbestos is hiding in the building. If you can’t check a hidden space, the law assumes asbestos is sitting right there until proven otherwise.
2️⃣ The Assessment (Regulation 5): Rate the risk. Is it falling apart, or is it stable? You need to grade how dangerous it is, re-check it at least every 2 years, and have an independent expert (AIA) review it every 6 years.
3️⃣ The Action Plan (Regulation 6): Control it. You need a written roadmap detailing how you’re going to safely manage, monitor, or remove that material so nobody breathes in harmful fibers.

Always verify your contractor is an RAC (Registered Asbestos Contractor) with the Department of Employment and Labour before letting anyone touch ACM on your property.
Removal is only half the job—make sure they are fully licensed to safely transport and legally dispose of hazardous waste, with a proper chain of custody to a registered landfill site. Don’t compromise on safety compliance.
