Project Delivery Method - #2 How Do I Select A Delivery Method.

The first and most important decision when you're going to build is choosing a project delivery method.

The original, and traditional project delivery method was the design-build principle. Over, the years though some more alternative methods have come into place addressing some of the hearsay weaknesses of that traditional method. This has made the decision, to choose a project delivery method a little more complicated.

Some of the methods that have gained momentum are design-build, multi prime contracting, construction management at-risk and integrated project delivery.

Why have some of these methods come into use? Some of the supporters, of each various method swear by time and cost saving, on each individual project.

When you're building your new church building, obviously you want the maximum amount of option available in order to suit your customized project. So, having all these newly developed options can be a good thing. The, problem is though that with all these newly formed, options and practiced principles things can be a bit confusing. The question is, which one is for me?

Well, to tell you the truth, you have a a couple of factors that affect your decision process:

What can I spend?

Before you do anything? You need to set out how much you can spend? Just because, you will need to see what site you can acquire, if you're able to get the money, what kind of building you can build and just plain downright if you can run the project or not? You do of course need to take measure to make sure that your project is going to run according to cost. And to what advent will there be any spillover? (What is the likelihood that cost will be exceeded and what will you do, if that happens?)

Design

It's no use that you go through a lengthy process of building, and at the end your facility isn't what you wanted, or isn't what you needed. We've spoke a lot about the necessary design qualifications of a church building. Its not just any building you're building when you're building a church building (high school poetry lesson again there) but a church building is a unique thing. And you might even want to get yourself someone who specializes, in just this. Another very important add on to this is that a team who works with churches a lot, or who are church goers themselves might better understand your needs if you convey it to them. But nevertheless you need to make your facility needs clearly known to the design team. Since you have an organization to run.After, that you need to make sure that the plans drawn up for you are clear, construct able and of course, finished. Because you need to pass these plans on to be built. If nobody understands the marching orders you're going to have a difficult time moving forward. Also you need to make sure that those who have drawn the plan up have taken into consideration, other key issues like what the soil is like on the building site etc? What is happening with neighboring buildings, and how are you going to inter-join? Or how will you plan your entrances. All these little things count. When it comes to design at the end of the day you will have to decide how much influence you will want to have. But remember, with the more you are involved the more responsibility and risk there is, as well.
