STRUCTURAL ASSESSMENT – BIRCHLEIGH, KEMPTON PARK
In December 2025, Intracivil was appointed by a private client to undertake a structural assessment of an existing residential structure in Birchleigh, Kempton Park. The assessment focused on the foundations, masonry walls, and roof rafter/purlin beams. Remedial measures were recommended based on observed conditions and in accordance with SANS 10400, the National Building Regulations, and applicable code requirements.
Key lesson: Differential settlement commonly occurs when additions are constructed at different times without proper structural integration or the provision of isolation joints, leading to distress and cracking at the interface between old and new structures.
