Some opportunities come full circle. 🏗️

In November 2022, we started building these apartment blocks, completing the project in 2023. Now, almost exactly four years later, as we approach November 2026, we’re starting another project of the same kind.

For us at BayJay Construction, this is more than just another project. It’s a privilege to be awarded the opportunity to do it all over again, and we’re truly grateful for the trust placed in us once more.

Four years later, almost to the date, we’re back where it all began — ready to build again.

House Berlion | Stone by Stone 🪨

This is where skill, patience and generations of knowledge come together.

The stone masons are now busy dressing and laying the stone cladding at House Berlion — and watching them work is something special.

Our craftsmen from Lesotho have inherited this skill through generations. Many learned the art of stonework by building their own homes, learning how to read each piece of stone and understand exactly how it should be shaped and placed.

There’s no rushing the process. Each stone is carefully dressed by hand and fitted into the next, almost like putting together a giant natural puzzle.

The result? A wall that doesn’t just look beautiful — it tells a story of craftsmanship, tradition and time.
One stone at a time, House Berlion is coming to life.

🏗️ House Sirai | Foundation Progress

We’ve started with the foundation filling and compaction, bringing us one step closer to the next phase.

Over the next few days, we’ll be installing all the services within the surface bed, including electrical, plumbing, gas, and a very unique Aga Rayburn heating system.

The Aga Rayburn system will be a truly unique feature of House Sirai. We’ll be sharing more about this special installation as the project progresses. 🔥

🏡 HOUSE LAAS | PATIO EXTENSION

We don’t only do the big jobs — we do the small ones too. 🔨

This patio extension at House Laas includes the full package:
▪️ Surface bed
▪️ Tiling
▪️ Brickwork
▪️ Roof structure

It may be a smaller project, but it still requires the same attention to detail, quality workmanship and pride we put into every job we take on.

🏗️ HOUSE SIRAI | THE JOURNEY BEGINS! 🌊

We’ve finally received the go-ahead from the local authorities for the new house, and House Sirai is officially underway! 🙌

After completing the demolition of the existing house, we were able to get a head start on the new boundary wall, which could proceed while we waited for the approvals for the main house.

The boundary wall foundations have now been cast, and the wall is already going up. 🧱

Now that the house has received the green light, excavation for the main house foundations has started! 🚜
And what a location… right on the beach with incredible views! 🌊😍

We cannot wait to get stuck into this project and watch what is going to be an exceptional home take shape.

🏗️ HOUSE BERLION | SHARK BAY
We’re going UP! 🔥

Brickwork has reached scaffolding height, and where we’ve hit soffit level, the formwork is already underway.

House Berlion | Shark Bay 🧱

We’re almost at scaffolding height with the brickwork at House Berlion in Shark Bay.

Good brickwork starts with good site management. The site is kept clean and organised, with clean weep holes, swept floors and rubble cleared from inside and around the building area. Bricks and other materials are neatly stacked and positioned so the bricklayers can work efficiently without unnecessary movement or mess.

Another important detail happening as the walls go up: plumbing and electrical fittings are installed in the correct positions before the brickwork covers them, helping ensure everything is ready for the next stages.

It’s the small details behind the scenes that make a big difference to the quality and progress of a build.

House Berlion | Shark Bay 🌊

Another major milestone reached at House Berlion in Shark Bay.

The foundation brickwork is complete, with the area backfilled, compacted and levelled. A 250-micron plastic layer was installed, followed by 30mm insulation.

Ref 193 mesh reinforcement is now in place, with all electrical and plumbing services installed between the mesh and insulation.

Everything is now in place for the final preparation before casting. The slab area will be thoroughly cleaned and checked to ensure it is ready for the concrete pour.

Then it’s time to bring in the concrete. 🏗️
