NEW PROJECT: Menlyn Park Residential

We are proud to introduce Menlyn Park Residential, a significant large-scale redevelopment project that will transform a former office precinct into a vibrant and modern urban residential community.

EDS Engineering Design Services (Pty) Ltd. is proud to have been appointed as the Civil, Structural and Traffic Engineers for this landmark development.

The development brings together the adaptive reuse of existing office buildings with sophisticated architectural and engineering solutions for a range of new-build structures, resulting in an integrated development with an approximate Gross Building Area (GBA) of 34,500 m².

A key objective of the project is to achieve this transformation while retaining and enhancing the existing character, landscape, and identity of the site. The development therefore presents a unique balance between the optimisation of existing structures and the introduction of new, purpose-designed buildings and infrastructure.

Some of the most important work on a development happens behind the scenes, and out of the public eye. As part of the project, EDS was involved in a parking relaxation motivation that was critical to the viability of the development — an innovative planning intervention in the Pretoria context. We also motivated for a building line relaxation along the property boundary adjoining a provincial road, helping to unlock the development potential of the site while addressing the complex requirements associated with its location. Together, these interventions played a key role in making the development viable.

This project represents an exciting opportunity to apply innovative engineering solutions across civil, structural, traffic and transport disciplines, while navigating the complex technical and planning considerations required to successfully transform the precinct into a contemporary, sustainable, and vibrant residential community.

PROJECT UPDATE: Prospecton Industrial Park - nearing completion

Real engineering starts where demolition stops!
Anyone can design a new building.
The real challenge? Transforming an existing industrial facility into something that performs as though it was purpose-built.

The Prospecton Industrial Park redevelopment is now nearing completion, and it stands as a testament to what innovative engineering can achieve.

A 70,000 m² warehouse has been successfully transformed into three state-of-the-art distribution centres, each tailored to meet the unique operational requirements of its future tenants.

One of the project's standout engineering achievements was the creation of a 12-metre cantilevered docking canopy - not by constructing an entirely new structure, but by intelligently repurposing the existing roof trusses.

Through detailed structural analysis, targeted strengthening of key structural elements, and the precise removal of the existing eaves columns, what was once an existing warehouse has been re-engineered into a facility with a purpose-built appearance and performance.

But the transformation didn't stop there!
The redevelopment also included:
✔ New entrance gatehouses
✔ Dock levellers
✔ Modern office facilities
✔ Refuse handling areas
✔ Fire water plinths and pump rooms
✔ Heavy-duty hardstands
✔ Extensive civil and structural infrastructure upgrades

Feel Good Fridays!

At EDS Engineering Design Services, we believe great engineering is about more than designs and drawings - it's about creating a lasting, positive impact in the communities we serve.

Making a difference doesn't always require grand gestures - it simply requires people who are willing to show up.

This Mandela Day, the EDS team (60+ staff members and their families) had the privilege of spending the day with Choose Children SA (an initiative of Social Upliftment Services), where every scoop, every sealed packet, and every labelled food pack became part of something much bigger than ourselves.

Working side by side, we measured rice and fortified soya, sealed thousands of food packets, and carefully prepared them for distribution. What may have seemed like a simple production line was, in reality, a production line of hope. Every packet represented a child who will have a nutritious meal, a family who will receive support, and a reminder that kindness has the power to change lives.

Together with another smaller group participating later that day, an incredible 21,000 nutritious meals were packed - 3,000 more than the original EDS 18,000 Mandela Day goal. These meals will be distributed through Choose Children SA to children and families living in communities experiencing severe poverty, bringing hope, dignity, and nourishment where it is needed most.

It was a powerful reminder that when people come together with a shared purpose, ordinary moments become extraordinary. We left with full hearts, knowing that our time had been invested in something that truly matters.

A heartfelt thank you to the incredible team at Choose Children SA for the life-changing work you do every day, and to every EDS team member who gave their time, energy, and compassion. We are honored to have played a small part in creating brighter tomorrows for South African children and families in need.

Today marked an exciting milestone as the first sod was turned at De Zandt, bringing this remarkable new residential development between the Onrus River, the Atlantic Ocean and the Hemel-en-Aarde Valley one step closer to reality.

Boogertman + Partners directors André Wright and Brinley Pritchard joined the project team to celebrate the official start of construction on a development that reinterprets Cape vernacular architecture for contemporary living, creating homes that are deeply connected to landscape, community and place.

De Zandt has been envisioned as a multi-generational village where architecture, nature and everyday life exist in harmony.

Congratulations to the De Zandt team as well as the entire consultant and construction teams. We look forward to seeing this vision take shape over the months ahead.

PROJECT UPDATE: Intercare Vergelegen Plein, Somerset West

The Intercare Vergelegen Plein project is progressing well and is 60% complete. The development includes a modern acute rehabilitation unit designed to provide specialised healthcare and recovery services to the surrounding community. EDS acted as the Principal Agent and Project Manager on the project, overseeing the successful coordination and ex*****on of the development.

Construction activities are ongoing, with project completion scheduled for the end of July 2026. Once complete, the facility will enhance healthcare services within the region, providing patients with access to high-quality rehabilitation and medical care.

Key project highlights include:
• 34-bed acute rehabilitation healthcare facility
• Purpose-designed medical and rehabilitation spaces
• Development aimed at strengthening healthcare infrastructure and improving accessibility within the Helderberg region
• Upon completion, the Intercare Fit-Outs team will take over

PROJECT REVIEW: Beechgate 01 Hibiscus Road Warehouse

EDS Engineers successfully delivered the Beechgate 01 Hibiscus Road Warehouse, a ±15 000 m² distribution centre located within Southgate Business Park in Umbogintwini, Amanzimtoti.

Appointed as Project Managers, Principal Agents, as well as Civil and Structural Engineers, the team provided integrated professional services across all phases of the development.

Our involvement included:
• Full project management and principal agent responsibilities
• Civil engineering design and construction monitoring
• Structural engineering design for the warehouse facility
• Coordination of bulk earthworks and infrastructure implementation.

Construction commenced with bulk earthworks in December 2024, with the project reaching completion in August 2025.
We value the opportunity to have partnered with the Newlyn Group and the professional team in delivering this high-quality logistics facility, contributing to the growth of industrial infrastructure within the region.
