Morning friends.
I touched a bit on unmaintained roof sheets and the deterioration of the rubber seals which will cause a leak and degradation of the purlin and ultimately collapse.
So many of you have DM’d me on the issues faced on unmaintained tiled roofs.
So the biggest nemesis of any roof is wind. A lot of misconception is centred around the weight of the tile. It isn’t far-fetched although wind can cause more than uprooting the tiles.
Strong wind usually carry pebbles and minute particles that corrode the tile and affects the interlocking of the tile on your roof. If your membrane(plastic layer in roof) is torn then we can expect seepage. We can never predict the angle at which the rain falls so if a pebble and wind manage to lift a tile or two then there’ll be water leaking through.
So with a proper paint regimen, manufacturer soec, and waterproofing of your roof then you protect the tiles with your paint and the interlocking is more durable. Products such as Rubberised Waterproofing paint works well for this Instance.
The main culprits in a tiled roof is the apex and valleys. On the Apex, usually it’s due to poor quality cement mixture, inadequate curing of the cement and improper treatment of the cement over a 30 day period.
In the valleys the leakage is primarily due to incorrect installation and if your initial roof installation was inadequate, then your problems are bigger the quote you received from a certified roof fabricator and installer.
Please be advised not to cut corners on your roof, after all it keeps the elements off you back.
