Soil Compaction as a major cause of cracked walls.



Today we look into SOIL COMPACTION and see how it can cause foundation settlement.

Soil compaction simply means compressing the soil used to fill your foundation to create a denser layer (rock-like) platform for the building to sit on. It occurs when soil particles are pressed together to reduce the air space between them.
The common term used is “FILLING.” The act of pouring sand into the foundation to create a smooth surface for oversite concrete/ floor casting.
The purpose of soil compaction is so the soil can support the building. If there’s anything you want, it’s solid ground that can carry the load of your building.

Soil compaction is like pregnancy, whether you conceal it or not, it’ll manifest.
Many people after filling their foundation, rush to do oversite concrete without ensuring proper soil compaction. If you don’t compact the soil, what will happen is that, a hollow layer will be created between the soil and the building, and this will cause foundation settlement.
That’s the reason behind cracks in walls, tiles removal, titled doors and windows, making it difficult to freely open and close, cracked slabs etc.

We can demonstrate this by fetching sand of equal volumes into two separate containers.

✅ When you press down the sand in container A,🫙 you’ll observe the level will decrease. If you want the container full, you’ll have to top up with more sand. You’ll repeat this process until the container can’t take anymore sand. The soil becomes dense and hard. This is the point where you can say the soil is properly compacted, and can hold the weight of the structure.

✅ However, in the second container 🫙, you’ll equally observe that the container is full. Nonetheless, if you put any item of significant weight into it, you’ll notice the object will sink.
The essence is that, the soil in container B isn’t compacted; it has a lot of air and pores in it.

So for the past months, I have been getting a lot of calls and messages from property and home owners wanting to inquire about the causes and solutions to dampness on walls after construction.

Have decided to address the problem here for future home/property owners or anyone experiencing a similar problem.

Dampness on walls after construction can be caused by a variety of factors, including:

1. Poor construction practices, such as improper waterproofing or inadequate ventilation.
2. Water leaks from plumbing or roofing.
3. Rising damp from groundwater.
4. Condensation due to high humidity levels inside the building.

To prevent dampness on walls after construction, consider the following prevention methods:

1. Ensure proper waterproofing during construction, including the use of moisture barriers and sealants.
2. Address any water leaks promptly and ensure that plumbing and roofing systems are properly maintained.
3. Install proper ventilation systems to reduce humidity levels inside the building.
4. Use moisture-resistant materials for wall construction.
5. Incorporate good drainage systems around the building to prevent groundwater from seeping into the walls.
6. Regularly inspect the building for signs of dampness and address any issues promptly.

HOW TO FIND A GOOD BUILDER🤔❓

1. Hands💪🏽 - Don't just look at the pictures of houses they send to you via whatsapp/Facebook📲. Note that laborers also pose as builders🧱 and use stolen pics to get tenders. Whenever you are planning to engage a builder take time to visit the owners of those advertised houses🏠 and get to know their level of satisfaction ka those builders before you engage them✅.
2. Honesty🙏🏾 - A Builder🧱 should be honest and trustworthy cause that's someone you will be leaving your building material with💁🏽‍♂️. Is best you know if you can trust them🤞🏽. An easy way to determine that is during the quotation phase📃. A builder's estimation of materials will be precise✅. Take your time and visit a Building Materials Supplies shop🏪 with your plan📃🏠 (if a quantity surveyor will be expensive for you💰), some hardwares do have their own quantity surveyor or estimators👨🏽‍💻 who will help you estimate your total cost of materials looking at your plan. Compare the cost to what your builder🧱 gave you and if the difference/margin📉 is huge you gotta question his level of honesty
3. Behavior - A builder🧱 should be advisable🤷🏽‍♂️, efficient and time conscious⏰. They should be able to work with minimal monitoring or supervision or else they will slow down your project. Go for mature builders🧱 with sober habits🙏🏾.
4. Pricing💰 - I know majority looks at the labour price but sometimes before engaging someone stop and think - is this too good to be true? Cheap can be expensive at times. Ask to physically see their work✅. Also don't settle for high prices cause even expensive builders can mess up you house🏠 so it all comes down to getting to know your builders level of professionalism🧱, see how people who worked with them rate them and if they recommend them✅.
5. Readiness - This one is important🤞🏽. Ask them if they are ready to start...
