Facility Managers. Don’t Overlook Cracking Columns.

Cracks in columns are not just cosmetic. They could indicate serious structural stress, corrosion of reinforcement, foundation settlement, or load issues. Left unchecked, these cracks can compromise the entire structure.

Regular inspections and timely structural audits help you catch issues early — before they become costly or dangerous.

If you're seeing cracks in load-bearing elements, it's time to get a professional assessment.

Concrete scanning a slab for a client for anchors/penetration and coring.

Using cutting-edge equipment, we can scan concrete up to 400mm deep to determine cover depth, locate and measure rebar thickness, and identify hidden services.

Efficient concrete scanning allows for safer and more precise core drilling, creating openings, cutting, and anchoring, ensuring your project runs smoothly and safely.

Planning, Designing, and Implementing New or Remedial Works: Ensuring Structural Excellence from Start to Finish. Whether you're starting from scratch or addressing existing structural concerns, our approach is comprehensive and precise.

Why is this important?

• Planning: Effective planning sets the foundation for a successful project. We conduct detailed site assessments, feasibility studies, and ensure all design considerations meet regulatory standards.

• Designing: Our expert team creates tailored designs that not only meet your functional needs but also account for sustainability, safety, and long-term durability.

• Implementation: From overseeing the construction of new builds to executing remedial works, we ensure that each phase is conducted with strict quality control and adherence to safety protocols. For existing structures, remedial work prevents further deterioration and ensures the integrity and safety of the building.

Why Conduct a Structural Audit Before Maintenance?

Regular maintenance is key to ensuring the longevity and safety of any building. But before you dive into repairs or upgrades, consider if you need a structural audit. Here's why:

• Identify Hidden Issues: A structural audit uncovers wear and tear, potential weaknesses, or hidden damage that might not be visible on the surface.

• Prevent Costly Repairs: By identifying issues early, you can address them before they escalate into costly problems.

• Ensure Compliance: A periodic audit ensures your building remains compliant with safety regulations and standards, protecting you from potential liabilities.

• Maximise Safety: A thorough assessment of your building’s integrity ensures the safety of occupants and continued functionality.

By scheduling regular structural audits before maintenance, you ensure that your building remains safe, efficient, and compliant for years to come.

One of the causes of structural failure is overloading or excessive loads. This is when structures are subjected to loads beyond their capacity, such as solar systems, heavy machinery or any additional weight that cause stress and failure.

It’s also important to note that alterations not approved by a structural engineer can change the loading capacity of a structure and lead to failure.

Before adding additional weight to your building, it’s essential to have a structural engineer such as ourselves conduct an audit. Our reports are verified and compiled by a professionally registered engineer with SAICE and ECSA.

Structural Assessments - Silos & Stacks

As structural engineers, we work closely with project managers to assess these structures and determine whether they are still safe for continued use. This includes identifying early signs of localised or global failure, understanding how the structure is performing under current loads, and highlighting risks that may not be obvious from a visual inspection alone.

Our role is to provide clear, practical input so that informed decisions can be made. This may involve confirming suitability for ongoing use, recommending restrictions, or defining the scope of remedial work required. Where repairs are needed, we can oversee the process and provide the necessary sign off in line with the Health and Safety Act.

In many cases, we use tools such as 3D modelling to support these assessments, giving a more accurate understanding of the structure. But the focus is always on structural integrity and risk.

For project managers responsible for industrial facilities, regular assessment of silos and stacks is not just good practice. It is essential for safe and uninterrupted operations.

If you are planning work on existing structures or have concerns about their condition, it is worth getting the right engineering input early.

Expansion joints play a vital role in structural integrity. Designed to accommodate the natural movement of concrete floors caused by temperature changes, settlement, and other factors. These joints prevent stress from building up within the concrete, which can lead to serious structural issues over time.

It’s important to note that neglected or poorly maintained expansion joints can lead to significant issues, including cracks, uneven surfaces, and even structural failure. A structural audit can help determine the condition of a building's expansion joints so proactive mentions can be taken if needed.
