🏡 Recap: The First Phases of Building Your New Home

So, you’ve decided to build your dream home? Here’s what those first steps look like (spoiler: it’s a rollercoaster of ideas, paperwork, and a bit of mud 👷‍♂️).



💡 Phase 1: Dreaming Big
• Collect all the inspiration—Pinterest boards, magazines, random screenshots at 2 am.
• Decide your vibe: Modern, Barn-Style, Industrial, Tuscan, Spanish, Victorian, Cape Dutch (okay, maybe not, but you get the idea 😉).



🏞️ Phase 2: Land Ahoy!
• Secure your plot of land.
• This is your canvas, your blank slate, your “build here” moment.



✏️ Phase 3: Plans, Plans, and… More Plans
• Work with a SACAP-registered architect or draughtsman to get your dreams onto paper.
• Submit those plans to your local municipality (yes, the paperwork part).
• Set a budget 💸 (and actually discuss it with your architect).

• Pour the reinforced concrete slab (usually 75–100mm thick, as per engineer).
• Cure the slab for at least 7 days to prevent cracks (patience pays off).

The Hunt is On!

Alright, folks—this is the moment. It’s time to find a building contractor, and let’s be real: this decision can make or break your dream home (literally). Choose wisely, or you might end up starring in your own personal renovation horror story—complete with budget overruns, endless delays, and a roof that leaks when the wind blows the wrong way.

Rule #1: Referrals, Referrals, Referrals!

And not just any referrals—verifiable ones! These days, thanks to AI, social media, and a little creative web design, anyone can make themselves look like the best builder in town. Don’t fall for the flashy website and the glowing testimonials from “John” and “Sarah” (who may or may not be their cousins).

Here’s what you should do:
✔️ Ask for real names and numbers of past clients. Even better, visit completed projects and see the work for yourself!
✔️ Check if their suppliers and staff are actually paid—a contractor drowning in debt is bad news.
✔️ Ask for photos, but don’t rely on them alone (Photoshop exists, people!).

Rule #2: Get Multiple Quotes & Read the Fine Print

Never, ever settle for just one quote. Get a few and make sure you’re comparing apples with apples. A vague, one-page quote? Red flag. If it’s not broken down properly, you could be in for some nasty surprise costs later.

Look out for “PC Items” (Prime Cost Items):

These are big-ticket finishing items, and you want to make sure they’re included (or at least properly costed). Things like:
✅ Kitchens (stoves, ovens, dishwashers—basically everything that makes it functional)
✅ Built-in cupboards (because living out of suitcases forever isn’t ideal)
✅ Tiles & flooring (wooden, carpets, vinyl—you name it)
✅ Sanitaryware (baths, basins, toilets—you don’t want surprises here!)
✅ Aluminium windows & doors (not just “windows” in theory—actual windows)
✅ Vanities (because nobody wants a sink without a counter)

A quote that’s suspiciously cheap? Be wary. Construction companies have real costs—staff salaries, VAT, PAYE, insurances, fuel, etc. If a builder comes in way under the others, ask yourself what corners they’re cutting (or if you’ll be paying for those “extras” later).

Rule #3: Ask All the Questions!

Building a home is one of the biggest investments you’ll ever make. You have every right to ask as many questions as neededto make sure you’re making an informed decision. If something doesn’t make sense—speak up!

Rule #4: NHBRC Registration is a Must

Finally, make sure your contractor is registered with the NHBRC (National Home Builders Registration Council). And double-check that the registration is in the actual construction company’s name (not some random third party). More on that to come!

Bottom line? Do your homework, trust your gut, and don’t rush. A great contractor will build you a home; a bad one will build you stress, regret, and an empty bank account. Choose wisely!
