ROOFING TRENDS

In our Zambian building industry, one of the trends more especially for private owned housing roofing that we have observed is that when a certain style of roofing comes, everyone wants to do that.
Sometimes it looks like the workmanship on these jobs do not fully understand why the design and the how part of doing it perfectly. Which later results in extra costs of redoing or corrections.
Currently there is what is being referred to as Tanzanian or TZ Roofs.
These are high pitched roofs, which are very common in Tanzania.
In a nutshell, the reasons why these roofs are common in Tanzania is because of;
1. The Climate adaptation reasons
2. Durability
3. Ventilation reasons
4. Need for extra space inside and also
5. Visual impact.
It is generally believed that high pitched roofs create a cool atmosphere in the house and yes good in areas with high rainfall or snow. But we have no snow here.
In this article, I am just trying to think out loud and also highlight a few red flags about high pitched roofs for certain house designs.
Like you can see in the video attached. We were trying to correct a few mistakes as a result of a high pitched roof and what they did not consider.
The King pole is about 4.3m. This is higher than the wall beneath, up to roof level.
The roof is over a semi detached flat.
If you need space, you can even make rooms on the roof.
Brick layers were refusing to do a gable wall between the flats that, it was risky.
This is one big problem with such roofs.
For security reasons, you cannot have flats with an open roof structure. At least a gable wall gives you a good sense of security.
To keep my article short, We wish to recommend strongly that flats must be separated by walls and not just timbers or ceilings. High pitched roofs are good over one house but not on semi detached flats.
And please hire people who will advise you to do the best for your structures.
Here, we had to do a gable wall up to a certain height and and covered the upper part of the apex with ply boards.
And for an INYANCED sense of security, we had to use timber to hold the brick work in position and for fear of the fall due to vibrations or landslides or anything which will also improve the insulation of sound between the two flats.
