Most people give little thought to the importance of property valuers— however they play a crucial role in our financial systems. Property Valuers professional judgments keep the financial gears in motion, and their valuations impact individuals' and businesses' access to funds and financing. But why do Property valuers’ matter, and why should you always seek their advice? Simply put, valuation reports give property owners, investors, buyers/sellers the knowledge on the true value of their assets, they also give lenders (Banks & Financial Institutions) an assessment of the value of a property so that they can determine the appropriate loan amount based on the loan-to-value (LVR) ratio.
Valuations also determine your borrowing power, set council taxes, and guide how much is paid in land or property tax. The work of a Valuers is extremely important to the stability of our financial systems and impacts millions of People, Businesses and Organisations. For instance, the valuation roll currently used by Gaborone City Council contains approximately 55,000 properties and dates back to 2008 which translates to 14 years without valuation. Article 24 of the Valuation and Rating regulations state that ‘the Council shall as soon as possible, but not less than once every five years, cause to be made, a general valuation of all properties within the Council area. This situation results in a loss of millions of revenues for the local authority and increased financial pressure and eventually poor service delivery.
