Why are there no partition walls? Dont they need foundation? No. Here's why and its simple:
We aren’t building ALL the internal walls from the foundation because not every wall carries the house. Load-bearing walls get foundation strips. Light partition walls are built on the slab instead — saves you money, prevents cracks, and keeps your layout flexible.

Strip trenches dug to stable ground. Brick footing walls + DPC membrane to block rising damp. Backfilling + compacting done properly so walls and slab don’t settle later. Things you should know as a first timer embarking on a Building project,
Title deed / cession annd hiring a surveyor to locate your beacons. Next, comply with the latest Harare City Council (HCC) mandate by booking an official pre visit inspection before your architect—who must be registered under SI 56 of 2025—draws the plans. Submit these plans, including a detailed site plan, to Town House for approval; you must wait for the approved stamp before clearing the ground.
​Once approved, construction begins alongside the non-negotiable four-stage council inspections: trench/foundation, Damp Proof Course (DPC), roof level, and the drainage open test. After passing these stages and completing the building, apply for official water, sewer, and ZETDC electricity connections. Finally, book the council's final inspection to receive your certification of occupation which legally allows you to move into your new home.
During Design Submission: If your plan features a double-storey design, suspended concrete slabs, long-span roof structures, or complex foundations (especially critical in Harare's clay-heavy zones), the council requires signed structural engineering drawings, calculations, and a structural certificate before approving the plan.
​During the Inspection & Occupation Phase: Under Harare City Council’s Risk-Based Management (RBM) framework, if you or your builder accidentally skip any of the mandatory council stage inspections, an ECZ-registered structural engineer must officially supervise, audit, and sign indemnity forms to verify the structural integrity before the council will process your Certificate of Occupation
