A first conversation is not a commitment. It is where we work out what is actually possible on your land, what it is likely to cost, and whether the way we build suits the way you want to live. Some of those conversations turn into homes. Some do not, and that is fine too.

What does a view actually cost to build on?

Our Managing Director Matt Jackson gave New Idea a rule of thumb for The Block's Mount Eliza site:

"As a rule of thumb, a coastal site with a view will add 20 to 25 per cent to the cost compared with building the same home on a flat inland block."

That is not a reason to avoid a view. It is a reason to budget for one properly, and to know where the money goes: excavation, retaining, engineering and materials that stand up to salt air.

The blocks people fall in love with are rarely the simple ones to build on. That is the work we do.

Every one of our builders has had their hands on the new Smeg ranges before they reach the market.

We held our national meeting at Smeg's new Sydney showroom, so builders from every location we operate in got to use the new appliances in person. Including the Porsche collaboration, which our Managing Director took for a spin, fridge and all.

The one we are watching most closely is Musa: a collection for integrated appliances developed with Italian design studio BorromeodeSilva. Ovens, induction cooktops and rangehoods, built on rounded forms and a deliberate contrast between glossy and matt finishes.

Appliances are one of the earliest decisions in a build and one of the longest lived. The oven sets your cabinetry. The cooktop sets your benchtop cutouts and your electrical load. The rangehood sets the ducting above it.

The Sepang is one of the designs in our library people keep coming back to. Timber louvres move air and light through the house rather than sealing it up. Water features at the entry set the tone before you are through the door. A hidden pantry keeps a gourmet kitchen looking calm.

Warm materials. Cold discipline.

The rooms people remember are rarely the ones with the most in them. They are the ones where somebody decided early where the light would fall, which wall would carry the weight, and what to leave out.

That decision happens at the drawing table, months before anyone picks a tapware finish. It is the least visible part of building a home and the part you feel every day for twenty years.

Sea views come with a build cost most people never see coming.

New Idea asked our Managing Director Matt Jackson what building on a coastal block actually involves, off the back of The Block's 2026 season.

"The first thing to understand is that if you have a sea view, you're almost always on a slope," he said. "Coastal land with a view is rarely flat, and that changes the entire build at each stage."

Then there is the salt air. Steelwork, fixings and fittings all need corrosion protection that a standard suburban build never requires.

It is the kind of thing worth knowing before you fall in love with a block.

Tax tweaks will not build homes.

The Treasury Laws Amendment (Tax Reform No.1) Bill passed on 25 June. From 1 July 2027, negative gearing on residential investment property is limited to new builds, and the 50 per cent capital gains tax discount is replaced by an inflation-based calculation for established property.

Our Managing Director Matt Jackson has argued throughout the debate that none of it addresses the actual problem.

"You can tweak tax settings all you like, but if you don't fix supply, you are not fixing the problem," he said. "Housing supply is being strangled by slow approvals, limited land release and layers of red tape that add cost and delay at every stage."

Everyone wants timber. Not everywhere is the right place for it.

Oak floors, feature walls, natural cabinetry, benchtops. Timber is on almost every mood board right now, and for good reason: it is warm, sustainable and it photographs beautifully. The catch is that it is not one decision, it is a series of them, room by room. Kitchens, bathrooms and laundries are hard on it, and a hybrid or vinyl plank can hold the same look without the maintenance.
