When critical building elements fail, the repair itself is often only one part of the challenge.

A recent facade glass replacement overlooking Burnley Street is a good example. With the damaged panel positioned at Level 2 and access heavily constrained, the solution required more than simply replacing the glass. Multiple access methodologies were assessed, specialist trades were coordinated, and the safest and most efficient delivery approach was developed.

Following a detailed review of the available options, a specialist spider crane solution was selected. This approach reduced disruption, streamlined installation and ensured the works were completed safely and in full compliance with site requirements.

Preparing a commercial tenancy for handover takes more than removing signage and applying a fresh coat of paint. It requires careful planning, trade coordination and quality ex*****on to ensure the space is ready for its next occupant.

Having worked with the landlord across multiple projects, we were engaged as their preferred contractor to assist their tenant with this office make-good.

Build Technics team coordinated a range of works, including the removal of branded glazing decals and signage, electrical disconnections, fixture removal, plaster repairs, repainting, glazing reinstatement, and final quality assurance.

Roof Leak Rectification Works Above an Occupied Tenancy | Commercial Retail Site

Most roof leaks aren’t just roofing problems anymore.

They create operational risk, compliance exposure, and tenant disruption, placing pressure on already stretched FM teams.

Recently, our team completed major roof leak rectification works above an occupied tenancy within a live commercial retail environment.

On the surface, it appeared to be a recurring leak issue. In reality, the inspection identified multiple compounding failures across the roof system.

We recently completed ceiling make-good works within a commercial office building along St Kilda Road, delivering coordinated multi-trade support as part of tenancy reinstatement and presentation improvement works within a live environment.

Our team was engaged to restore ceiling systems and associated building services following previous tenancy alterations, ensuring the tenancy was left clean, compliant, and ready for ongoing occupancy or future leasing requirements.

We’ve recently completed a package of external upgrade works at a high-traffic logistics and distribution facility, supporting improved pedestrian safety, access control, and overall site functionality.

The works were delivered across multiple trades to enhance circulation, compliance, and durability across key operational areas of the site.

- Installation of a new pedestrian gate to improve secure and controlled access
- Construction of new reinforced concrete footpath, including excavation and kerb modifications

12 Months On: Fiberglass Sheeting Upgrade at Gateway Capital, Pipe Road

A year on from completing fiberglass sheeting installation works at Gateway Capital’s Pipe Road industrial site, the results continue to hold strong.

Delivered across eight warehouses, the project involved replacing 3,200 sheets, covering approximately 7,000 lineal metres to improve natural light, weather protection and overall asset durability.

Twelve months later, the upgrade is doing exactly what it was designed to do:

- Consistent natural lighting across warehouse spaces
- Improved protection against the elements
- Reduced maintenance requirements across the roofing system

We’ve recently completed make good and painting works for a vacated tenancy within a building managed by Salta, preparing the space for handover following tenant relocation.

As part of the make-good requirements, our team was engaged to restore the tenancy back to its original condition, ensuring a clean, compliant, and ready-to-lease outcome.

* Full internal wall preparation was carried out, including patching, sanding, and surface cleaning, with all labour, materials, and equipment supplied to achieve a high-quality finish
* Protective coverings were installed throughout to safeguard flooring and surrounding finishes during the works
* Access equipment was arranged as required to safely complete works at height where necessary
* Two coats of premium Dulux finish were applied, colour-matched to existing surfaces to ensure a seamless result

A thorough, detail-focused delivery ensuring the tenancy was returned in excellent condition for the next stage of use.
