Things we do that most other builders don’t: find out as much as we can about the site before we start building.

We are working towards starting a new high performance home in Ferntree Gully with our mates Maxa Design

But first we need to find out as much about the site as we can. During these visits we;

🌱camera the sewer and stormwater to check existing pipe conditions
🌱scan all the incoming services so we can communicate to our trades who need to excavate
🌱talk with the clients to understand what needs to be protected during construction
🌱if the structure is staying, what needs to be protected
🌱if the structure is going, what can be re-used, reclaimed or recycled
🌱understand any access issues
🌱find out where the best coffee shop is

Passing the energy rating and actually being comfortable to live in are two very different things, and most people don't find out until they're already living there.

A wall that performs isn't one clever material doing all the work. It's layers, stacked in the right order, each with one job. A gap behind the cladding so water's got somewhere to go. A wrap that keeps wind and rain out but still lets the wall "breathe." Insulation to slow the heat moving in and out. An airtight layer so all that conditioned air isn't leaking out through gaps you can't even see. A vapour control layer so moisture doesn't build up inside the wall where nobody's watching. And a service cavity, so the sparkie isn't cutting into your airtight layer just to run a cable.

Skip one, or put it in the wrong spot, and it doesn't matter how good your insulation is. The wall still won't do its job.

Things we do that most other builders don’t: solve problems BEFORE we get to site.

When you’re a custom home builder, as much as you try and standardise details, there’s always going to be new problems to solve!

On one of our latest projects we were faced with a number of different constraints; some similar to other projects - performance and budget - but this one threw another at us: access in the form of zero threshold entrances to all doors.

The solution? Over-slab insulation, hob for walls to sit on and a performance solution for the water proofing detail at the door threshold.

These are not ‘solve on site solutions’ but the result of a lengthy pre-construction process that dots all the ‘i’ and crosses all the ‘t’

What a belter day to sling some panel!

Why are we using panel for the roof but not for the walls? The simple answer is cost.

Like most projects in this current market cost often dictates most decisions.

During pre-construction we stress tested a few different scenarios to find that perfect balance between cost, speed and performance. So 140mm external walls with a SIP roof it was!

By tomorrow afternoon SIPs will be on and the roof will be wrapped. A two day turnaround from no lid to an area we can work under if the weather turns.

"My builder went broke."

The words nobody wants to say mid-build. It happens more than anyone likes to admit, and it's not some freak exception anymore. Builders going under mid-project has become a genuine risk in this industry.

Here's the bit people miss: the deposit isn't what puts you at risk. It's the progress payments. If you're paying for stages that haven't actually been completed and signed off, you're the one carrying that risk, not them.

So before you sign anything, ask how payments are actually structured. Fixed-price contract? Payments tied to verified milestones, not just the calendar? How long have they been trading, and can they show real, recent, finished work?

Check the insurance too, not just the reputation. Builders are required to carry warranty insurance. Ask to see it, don't just take their word for it.

A good builder won't flinch at any of these questions. If asking makes things awkward, that's information too.

You should be able to ask these without feeling rude.

We didn't build the alfresco on this one, and here's why.

The original plan was standard: push the back wall out, add an outdoor room, done. Except it meant crowding right up on the neighbours' fence. And taking down a big old tree to fit it.

So we skipped it.

Instead we turned the actual living and dining rooms into that indoor-outdoor space. Big doors. Real airflow. None of the "brilliant in January, dead space by July" problem most alfrescos have.

And the tree stayed exactly where it was.

While we lived there, it wasn't a feature. It was just there. Dog got his pats under it. Kids did craft at the table under it. Lucy's up a ladder in one of the build photos, wall in hand, same tree right behind her.

Sometimes the smartest extension is the room you don't build.

Episode 1: We give a $hit

We give a $hit about being organised. All our sites have an organised 10ft container.

We give a $hit about recycling, which is why on all our sites we use Recycle All - Australia bins for waste management.

We give a $hit about keeping our sites accessible which is why spread an apron of gravel around the entire building.

We give a $hit about safety. Period.
