Project | The Borough: Elevated Living in Denman Prospect

BSE was engaged by Elevated to deliver electrical, mechanical, and lighting engineering design services for The Borough in Denman Prospect. Stage 1, designed by DKO Architecture, comprises two buildings, The Brixton and The Junction, delivering a total of 162 apartments. The buildings are connected via a shared underground car park.

Located in the scenic Molonglo Valley, The Borough offers residents convenient access to the Denman Village Shops, which feature an IGA, a café, a restaurant, a gym, and other everyday amenities. Evelyn Scott School is also nearby, for which BSE provided electrical design services. The Canberra city centre is just a 15-minute drive away, further enhancing the precinct’s appeal.

The development includes a mix of one, two, and three-bedroom apartments. The Brixton, in particular, offers generous floor plans averaging approximately 90 square metres. A key design feature is the winter garden, a flexi space that can function as an additional bedroom, a home office, a gym, or storage for bikes and sporting equipment.

Our team delivered comprehensive design services from concept through to construction. This included CFD modelling and reporting for the underground car park and condenser farms to ensure compliance with performance requirements. The team also prepared electrical potential rise reports for the project.

BSE looks forward to continuing our partnership with Elevated as Stage 2 progresses, which will introduce three additional buildings, comprising 208 new apartments, to The Borough precinct.

Project | Elysium Noosa Resort

BSE was engaged by SHAPE Australia to provide electrical, mechanical, hydraulic, fire protection, and acoustics engineering design services for the refurbishment of guest rooms and food and beverage facilities at the Sofitel Noosa Pacific Resort, now rebranded as the Elysium Noosa Resort.

Located amidst the buzz of vibrant Hastings Street, the multimillion-dollar enhancement program ensures that the 5-star hotel continues to be a flagship destination within Accor’s portfolio. The refurbishment encompassed all 175 rooms, along with the associated corridors and lift lobbies, and required a carefully planned staged approach to maintain operations, with a wing-by-wing strategy implemented.

Noosa Beach House Restaurant and Bar closed at the end of July 2025 and underwent a transformation, reopening in December 2025 as Cibaria Noosa. The space was reimagined with a more open dining plan, delivering an updated restaurant and bar experience aligned with the resort’s premium positioning. Cibaria Noosa, the Sunshine Coast sister to the award-winning Cibaria Manly, offers an all-day Italian dining experience from renowned Chef Alessandro Pavoni and the Maestro Hospitality team.

Peter D'Astuto, Senior Associate and Interiors & Refurbishment Lead – QLD, and BSE’s project lead for Elysium Noosa, said:

“Delivering a project of this scale required close coordination with the entire project delivery team and hotel operations. BSE was proud to contribute to the staged, wing-by-wing approach, helping ensure operational continuity and an exceptional guest experience.”

BSE is proud to have supported this transformation by ensuring building services were integrated seamlessly with the refurbishment works to deliver comfort, efficiency, and compliance.

Project | Gelato Messina and Shadow Baking North Adelaide

BSE was engaged by Gelato Messina to provide electrical and mechanical engineering design services for their latest location in North Adelaide. This isn’t the usual Messina location though, as they have brought their sister brand, Shadow Baking, along for the ride, literally sharing a door.

Gelato Messina was founded in 2002, with its first store opening in Darlinghurst. As of writing, they have 36 locations across Australia, along with three additional stores overseas in Hong Kong and Singapore. Each store features a 40-flavour cabinet, including 35 traditional flavours and five rotating weekly specials. They operate their own dairy farm, which supplies them with Jersey milk, and they produce their own chocolate using single origin Ecuadorian cacao.

Meanwhile, Shadow Baking was started by two Messina head chefs. In an interview with Broadsheet, it was revealed that the concept began as a creative outlet during the pandemic, when they had extra time to experiment in the kitchen. This led to a series of bake-offs combining “nostalgic” Australian flavours with French baking techniques.

As part of BSE’s mechanical scope, we performed heat load calculations against the base building allowance, reviewed the exhaust and commercial range hood design and assessed its suitability, and provided mechanical kitchen exhaust drawings. Part of the process involved ensuring adequate provision for duct access panels and appropriate acoustic treatment where required.

This is BSE’s second time designing a Gelato Messina store, having previously contributed to a location in QLD. We are proud to have contributed to bringing these venues to North Adelaide. As they say, there is always room for dessert. 🍪🍰🍦
