So, what does a base price actually mean?
Generally, it’s the starting price to build a particular home design with a specified set of standard inclusions. Depending on the builder, it may also include things like a standard façade or allowances for certain site works.
From there, your build price can be affected by:
🏡 Your selections - fixtures, finishes, appliances and upgrades outside the standard inclusions
🏡 Changes to the home - structural or floor plan changes (where available)
🏡 Your block - site conditions, earthworks and engineering requirements
🏡 Project requirements - permits, connections and other site or development-specific costs
Exactly what’s included (and what’s additional) varies between builders, designs and blocks. That’s why two similar base prices don’t necessarily represent the same home or the same final build cost.
When comparing builders, ask:
∙ What exactly is included in the base price?
∙ What are the standard inclusions - and can I see the specification?
∙ Are site costs included, allowed for, fixed or additional?
∙ What features in the home I’m considering are upgrades?
∙ What other costs should I budget for outside this price?
The goal isn’t just to find the lowest number. It’s to understand *what* you’re actually getting for that number.
