We're excited to introduce Kingstead Micro-Estates, a new housing solution designed specifically for rural communities, multi-generational families, and small-scale developers.

Kingstead combines a Primary Dwelling Unit (PDU), Secondary Dwelling Unit (SDU), and Accessory Dwelling Unit (ADU) on a single property, creating opportunities for family living, rental income, and increased housing supply without the complexity of traditional development.

Project Spotlight: Sunroom + Sunken Hot Tub Deck in Westport

We recently completed a general review of construction for a renovation and sunroom addition in Westport, Ontario.

A key feature of this project is the sunken deck designed to support a hot tub. Hot tubs introduce significant operating weight once filled with water and occupied, so this type of feature requires properly engineered structural support — including beams, framing, and foundations suitable for permitting and long-term performance.

The project also included helical piles, deck and sunroom framing, roof shingles, exterior wall air barrier installation, and construction review before insulation and interior finishes were completed.

Like many renovation projects, the work involved practical site challenges, including integrating new structural elements into existing construction, detailing around beam pockets, durability considerations for exposed timber, and confirming general conformance during construction.

We recently completed a general construction review for an Additional Dwelling Unit being built within an existing detached garage in Carleton Place.

This type of review helps confirm that visible and accessible work is generally progressing in line with the approved permit drawings and design intent. For this project, our team reviewed framing, insulation, mechanical/plumbing rough-ins, vapour barrier installation, and key life-safety items such as fire separation between the garage and dwelling unit.

ADUs are a practical way to add flexible living space, support multi-generational housing, and make better use of existing buildings — but they still require careful attention to structure, code compliance, fire separation, acoustics, and construction details.

A small crack can raise big questions for a homeowner.
Our team recently completed a structural review of a residential property in Kingston, Ontario, where the homeowner had concerns about masonry cracking and possible foundation movement.
After a visual site assessment, our review found that the observed masonry cracking was not considered a structural concern at this time and appeared generally consistent with normal aging, weathering, and deferred maintenance for a home of this age.
We also identified a few practical maintenance items that can help protect the home long term, including:

Repointing localized masonry deterioration
Improving grading to direct water away from the foundation
Monitoring minor foundation cracks over the next 12 to 24 months
Reviewing eavestrough performance as part of regular maintenance

These types of reviews help homeowners make informed decisions before starting repairs and give contractors clearer direction on what needs attention.

Industrial and manufacturing facilities take a lot of abuse over time.

Forklifts, equipment movement, tight aisles, aging structures, and repeated minor impacts can all add up — especially around steel columns, slab edges, loading areas, and high-traffic production zones.

On a recent structural review of an operating manufacturing facility, our team assessed dozens of steel columns for issues such as:

impact-damaged flanges and webs
shifted column bases
spalled protective concrete
openings cut through structural steel
reduced capacity from repeated equipment strikes
areas where future damage was likely without better protection

The solution is not always “replace everything.”

Good engineering starts with understanding the issue, classifying the risk, and recommending practical repairs that balance safety, cost, constructability, and operational downtime.

Depending on the condition, solutions can include:

reinforcing damaged steel columns
replacing severely damaged members
repairing protective concrete bases
installing bollards or column protectors
improving forklift routing with painted drive lanes
implementing routine structural inspections
planning repairs around active manufacturing operations

Behind every older building is a structure that needs periodic care.

We recently completed a limited visual engineering review of a concrete block foundation at a 1950s-era home in Smiths Falls, Ontario.

Our review found age-related deterioration, including localized masonry movement, deteriorated mortar joints, and areas where drainage and long-term water exposure likely contributed to damage. The foundation was not considered to be at imminent risk of collapse, but repairs and future rehabilitation planning were recommended.

For older homes, practical maintenance such as repointing, drainage improvements, monitoring for movement, and planning for waterproofing or damp-proofing upgrades can make a significant difference in long-term performance.

🏗️ Local Project Spotlight: Brockville Memorial Centre MURF Redevelopment ⚾🏒

The MURF project is progressing, here is a quick overview of what's happening at the Memorial Centre.

What’s in the Works?
The Multi-Use Recreation Facility (MURF) project is a major $41M proposed redevelopment designed to modernize community recreation in Brockville. Key site upgrades include:

A new twin-pad arena expansion.

Dedicated outdoor pickleball courts.

A site layout reconfiguration, including relocating Goldie Christopher Ballpark slightly eastward to accommodate updated parking and expanded facility footprints.

Current Project Status:

Completed: Land acquisition from St. Lawrence College, site rezoning, and initial roof maintenance on the existing arena.

Next Steps: The project is officially "shovel-ready," with municipal teams actively pursuing senior government grant funding alongside a local community fundraising push.

It’s great to see local municipal planning and recreational master plans coming together to serve the community for decades to come!
