This wood-burning fireplace is designed to make a statement, but what makes it unique is what’s behind the finish.

Instead of a traditional masonry structure, the fireplace was framed using steel studs and will be finished with a thin masonry application. This approach gives us the beautiful look and feel of a full masonry fireplace while significantly reducing the overall weight on the foundation.

Smart construction, timeless design, and a cozy focal point that will be enjoyed for years to come.

This family room went from dated and disconnected to bright, warm, and ready for a new chapter. Seeing a full renovation come together is always rewarding, but knowing another family will soon make memories here makes it even better.

At Kooger, we’re always looking at ways to build smarter, healthier, and longer-lasting homes and a big part of that comes down to what’s happening behind the drywall.

In this reel, we’re talking about SIGA Majrex 200, a “smart” vapour control membrane designed to improve airtightness while helping manage moisture within a wall assembly. Unlike traditional poly vapour barriers that can trap moisture, Majrex is designed to adapt to changing humidity conditions, helping assemblies dry more effectively over time.

A renovation feels a lot less overwhelming when you break it down into smaller steps:

• Start collecting inspiration photos — it helps give everyone on your team a clear understanding of the vision and overall outcome you’re hoping to achieve.

• Figure out your overall budget range — and don’t be afraid to do some market research. Whether you renovated 5 years ago or have never renovated before, it’s important to understand current costs. Reach out to your contractor and ask for a realistic ballpark.

• Make a list of your biggest priorities — sometimes what you really want can get lost in all the details. Staying focused on what matters most helps guide decisions throughout the process.

• Think about how you want the space to function — our homes are built for everyday life. Maybe that extra bathroom would ease the morning rush, or more storage would make daily routines smoother.

• Choose a contractor you trust — you’ll be working closely together, and if you’re living through the renovation, you’ll definitely get to know them well 😅 It’s important to work with someone who has your best interests in mind and respects the home you’re creating. (Feel free to look no further 👀)

• Finalize layouts before construction starts — this can help save both stress and cost later on. Mid-renovation changes can create a bit of an avalanche effect, which is why we care so much about the pre-construction phase. We spend time going in depth with plans and finishes so you feel confident and excited about the home you’re getting.
