Greater Toronto Area housing update (July 2026):

🏡 5,995 home sales, down 0.9% YoY
📉 26,098 active listings, down 12.1% YoY
💰 Average selling price: $1,003,956, down 4.5% YoY
📊 MLS® HPI Composite benchmark: down 5.0% YoY

The Greater Toronto Area resale housing market tightened in July 2026 compared to July 2025. Sales edged lower year-over-year, while new listings declined substantially.

GTA REALTORS® reported 5,995 home sales through TRREB’s MLS® System in July 2026, a decrease of 0.9% compared to July 2025. New listings entered into the MLS® System amounted to 14,484, down 17.8% year-over-year.

The average selling price was $1,003,956, down 4.5% compared to July 2025. The MLS® HPI Composite benchmark was down 5.0% year-over-year.

If market conditions continue to tighten in the second half of 2026, selling prices could move in line with 2025 and eventually post some increases.

The GTA housing market gained momentum in June, with home sales increasing compared to the same time last year while new listings declined. Market conditions continued to tighten as buyers took advantage of lower borrowing costs and improved affordability.

After a slower start to the year, the second quarter saw a meaningful rebound in home sales. Buyers benefited from more affordable home prices and lower mortgage rates, while inventory remained higher than historical averages, providing greater choice across many market segments.

If current trends continue and demand keeps outpacing the growth in listings, market conditions are expected to become more balanced, supporting greater price stability and stronger housing activity in the months ahead.

The GTA housing market continued to tighten in May as home sales increased while both new and active listings declined year-over-year. As inventory levels continued to be absorbed, competition among buyers increased in many neighbourhoods.

Lower home prices and borrowing costs have improved affordability and supported stronger spring market activity. Buyers still maintained negotiating power through the spring, but if sales continue to outpace listings, prices could stabilize and begin trending upward.

There remains significant pent-up demand in the market, and improved trade conditions, economic stability, and easing geopolitical uncertainty could further boost confidence and housing activity in the months ahead.
