Two distinct programs, one structural system – here’s how we made affordable housing and community space work together without compromise at First United Church.

Below we designed a podium that flexes to support the varied needs of the community spaces it houses, and above we organized the residential levels around a standardized structural grid to keep construction efficient and cost-effective.

This meant minimizing transfers between the community podium and the residential above, meaning the loads from the housing levels pass down to the ground as direct as possible, avoiding costly workarounds and keeping the upper floors efficient to build. At the building’s perimeter, we designed sloped concrete columns spanning nearly 30 feet to frame the curved façade and integrated entrance canopy while simultaneously supporting the primary transfer level.

That slope also pushes outward, not just down, so we designed the building’s lateral system to absorb that outward thrust and keep the columns doing double duty without compromising stability. We worked closely with the architect to integrate localized steel supports into the concrete frame, solving the curve without sacrificing structural efficiency.

The result is a building that brings together approximately 40,000 SF of community-focused space across a four-storey podium, topped with seven residential levels delivering 105 affordable housing units. It's a structure built to serve two communities at once, without compromising either.

Now in our fifth year of submitting to SE2050, we remain committed to reducing embodied carbon across our practice. In 2025, we submitted 26 projects to the SE2050 database at an average GWP intensity of 193 kgCO2e/m² and our work on Senákw Phase 1 alone eliminated 7,800 tCO2e – a 22% reduction against baseline, achieved through early structural decisions rather than late-stage material swaps.

Our belief is simple: this progress only matters if it is shared. That is why we keep opening our process up through webinars, lunch + learns, and our OnTrack blog series, to share insight into how we are getting there.

Home to the Canadian Men’s National Soccer Team for the FIFA World Cup also serves as the primary training hub for the Vancouver Whitecaps, Vancouver Rise FC, Girls Elite REX, and UBC Thunderbirds teams.

Delivering a LEED Gold certified high-performance training facility required close coordination between steel and concrete systems, alongside careful planning of shear wall locations to maintain continuity throughout the building. Multiple iterations and close collaboration with the architect helped balance structural performance with the functional needs of elite athletes.

The result is a facility designed to support the training and development of athletes at the highest levels of competition.
