Water Always Wins.
Over the past few months alone, we’ve completed four structural repair projects where the underlying cause was the same:
Water.
Not flooding. Not burst pipes. Just years of intermittent moisture exposure.
The damage was devastating—rotted framing, structural deterioration, mould growth, corroded fasteners, and repairs costing tens of thousands of dollars.
One of the biggest misconceptions we see is that a roof or deck membrane alone keeps a building dry.
It doesn’t.
Water management is a complete system: proper flashing, positive grading, functional drainage, roof drainage, quality workmanship, and ongoing maintenance all have to work together. When one part fails, water eventually finds its way in.
Here in the Yukon, poor drainage creates another major problem. Water collecting around foundations dramatically increases the risk of frost heaving, foundation movement, and structural damage. Every litre of water you can keep away from your building reduces that risk.
The good news is that many of these failures are preventable with good design, proper construction, and routine maintenance.
Stay tuned for my next post, where I’ll explain differential movement, frost heave, thaw settlement, clay seams, permafrost, poor subgrade preparation, inadequate compaction, and why two parts of the same house can move in completely different ways.
Understanding what’s happening below your home is often the key to understanding what’s happening above it.
If you have questions about your home or a future project, feel free to reach out. We would much rather meet and help someone prevent a problem than be called in after the damage is already done!
