Dormer flat roof completed on Saturday 😎

This roof was built using a high-performance warm roof system to provide excellent thermal efficiency, long-term durability, and a watertight finish.

Roof specification:
• 18mm structural plywood decking mechanically fixed to the roof rafters
• Alutrix 600 self-adhesive vapour control layer fully bonded to the deck
• 150mm rigid PIR insulation installed to achieve the required thermal performance
• Mechanically fixed single-ply roofing membrane
• All laps and details hot-air welded to form a continuous waterproof system
• Colour-matched coated trims installed

The completed roof is covered by a 25-year manufacturer’s product guarantee, giving the client confidence in the longevity and performance of the roofing system.

✅ Removed old slates to expose original sarking
✅ Made repairs to sarking as required
✅ Felted roof using a breather membrane
✅ New 16 x 10 Siga 53s Spanish slate
✅ Zinc sideslips and valleys and lead flashings as required at change of pitch
✅ Maintenance-free dry-fix ridge system
✅ Boiler flue and 2 extractor vents fitted

We’ve just wrapped up this project featuring:

✅ Existing tile roof stripped back to trusses and new osb installed with a breather membrane
✅ Code 5 lead flashings fitted around the dormers
✅ Maintenance-free dry-fix ridge system and dry verge to colour match the Marley tiles
✅ Stripped dormers back to rafters, new 18mm plywood decking with a single-ply warm flat roof completed using Sarnafil on 100mm pir insulation.

Unrecognisable to the house prior to the work starting.
